Rachael sells Windsor Precinct $48.5 Million

1 April, 2015 · Posted by Rachael Goldsworthy

Ed Sheeran...Thinking Out Loud in the Hawkesbury
Ed Sheeran was Thinking Out Loud in the Hawkesbury
Rachael Goldsworthy successfully sold the north end of George Street Commercial Precinct back in 2013.

Some believe Ed Sheeran may have been the purchaser. He recently landed in Australia and he was Thinking Out Loud when spotted near Hawkesbury Hotel talking about the Blues & Roots Festival and potential locations for music artists.

However the real buyer is Frank Lowy, Chairman of Westfields who has now purchased Stage 2 the south end of George Street Commercial Precinct for $45.9 to add to the growing Westfield portfolio.

“We always liked the Rouse Hill development and are looking to complete something similar in Windsor and increase the size of George Street Mall approach as part of the overall project. The benefits for residents of Windsor and surrounding suburbs will be exceptional.” said Frank Lowry via phone this morning.

I’m sure all the locals will be excited by the new project.

Enjoy your first day of April!
Rachael 😉

Do I need to register my pool or spa?

8 April, 2014 · Posted by Rachael Goldsworthy

With new legislation most people would now be aware that everyone owning a swimming pool or spa needs to register these with their Local Council.

“From the 29 April 2013, all property owners of residential, multi occupancy and tourist and visitor accommodation, on which a swimming pool is located, are required to register their swimming pool on a new online, statewide register. Failure to do so may attract a fine of $220.

The Swimming Pool Register is designed to be a record of pools at an address, whether compliant with the relevant Standard, or not. The Register is not intended to operate as a compliance management system.”

Since that date we have received further correspondence from NSW Government advising there has been an extension on the due date as follows:-

“If you are thinking of selling or leasing your property, an additional twelve months has been provided before you need to have a pool compliance certificate before you can sell or lease your property.

From 29 April 2015, all properties with a backyard swimming pool or spa that are sold or leased will need to have a valid swimming pool compliance certificate. This additional twelve months provides property owners with more time to ensure that their swimming pool is compliant before their property is sold or leased.”

REINSW is urging members to encourage their vendors and landlords to apply for pool certificates where required, as concerns have been raised that there are not enough qualified insporters to meet the expected demand. See full article- REINSW

Episode #22 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about McGraths Hill

3 April, 2014 · Posted by Rachael Goldsworthy

Hi. My name’s Rachael Goldsworthy and I’ve just left a listing bright and early on Sunday morning, in at the lovely McGraths Hill. It was a two-story home, which is typically what they have in McGraths Hill. A lot of the homes are two set because of the flood levels. A lot of the homes had to be built that little bit higher for that reason. Typically they’ll put the rumpus room downstairs or teenager’s retreat. It’s a really good utilisation of space rather than having a wasted void there. Sometimes they’ll have the garage downstairs as well, but they’re really nice homes. There’s lots of parks. There’s Colbee Park. They play baseball, soccer, BMX, those sorts of things. There’s also some really good preschools in the area together with good facilities.

There’s the local shops that have lots of different things available to the locals. You’re within walking distance to the train if you wanted to catch the train at Mulgrave, and you’re also within walking distance to transport and those sorts of things. Anyway McGraths Hill’s at the top of my list for one of the best suburbs to buy in the Hawkesbury. If you’ve got any questions in regards to that, don’t hesitate to call me. I’m Rachael Goldsworthy, and I look forward to catching up with you on the next video.

Episode #21 The Drive Home to the Hawkesbury with Rachael Goldsworthy – What to expect at settlement

3 April, 2014 · Posted by Rachael Goldsworthy

Hi, I’m Rachael Goldsworthy, and I’ve just come from dropping off the set of keys and a nice little settlement gift to a purchaser that bought a house from me in South Windsor. Lovely couple, and they had a bit of a hiccup with their settlement. They weren’t going to be settling on time, and sometimes that does happen with settlements prior to, so you’ve got a standard 42 day settlement or six week settlement, and sometimes the banks or whoever it may be might not be ready to settle from the purchaser’s side or the vendor’s side. Expect little delays, but sometimes, or generally speaking they can be ironed out. It’s not such a problem in the end.

These particular people looked like that they were going to have to wait an additional three or four days for the settlement, but we were able to pull that together on time. The discharge of mortgage hadn’t been signed by one of the parties, but that was all done and set off to the bank in a quick manner. They were able to settle on time.

Just a nice part of my job, I suppose dropping off keys and settlement gifts to people that are really happy with their purchase. And equally vendors that have sold with me that are happy moving onto their next property. If you’ve got any questions in regards to your settlement or purchase, I’d be more than happy to help you. I’ll catch up with you on the next video.

Episode #20 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Renovating for return on your investment

3 April, 2014 · Posted by Rachael Goldsworthy

Hi. My name is Rachael Goldsworthy, and I’ve just come from a house in South Windsor. The owner has just settled in the last couple of days, and they’ve purchased a home from another agent who had a mortgage in possession sale. They have managed to secure the property a little bit more affordably than normally, so they got a bit of a discount on the sale price. Want to do it up quickly and then turn the property over. Often i find my clients ring me up and ask me what they could do to improve the value of the property, and turn it over quickly so that they can get a good return on it.

It’s really important when you’re doing these sorts of promotions, and also sorts of renovations that you do the right renovations because if you spend a lot of money with the principal and of putting things there that you would ordinarily like if you lived in the house, I can tell you right now you’re not going to make any money on the property. The reason being is we get involved with the process. We get emotionally attached to the process, which is okay, but equally is a lot of money involved when we like things that we like, and we put them in the homes and then they just cost us a lot more money.

I guess my advice to you is when you’re renovating a home for profit, make sure that you don’t spend it as though you were going to live in it. For example, in the kitchen instead of a particular style of appliances, stainless steel appliances, just go for the low end or the middle range as opposed to the top end. You wouldn’t be going for the De’Longhi. You would be going for something like Whirlpool or Westinghouse. Still good brands. Still recognised by the buyers as good brands, but it won’t cost you as much, and you’ll be able to get a higher profit on the sale process.

That’s I guess in essence what I’ve been looking at. Make sure that when you are renovating for profit that you look at the costs. Also, do a layout of the costs, what you’re looking at promoting, what you’re looking at renovating, and then do that list. Then from that list, work out what the costs are and find out what’s a priority and what’s really just a wish list, so that you make sure you do the priority items prior to doing the wish list and that way you won’t run out of money prior to putting the house on the market. And you’ll make a nice little profit for yourself. All right, well I’m Rachael Goldsworthy, and I look forward to catching up with you on the next video.
