Good morning, good afternoon or good evening, depending on when you’re watching this video. I’m Rachael Goldsworthy and welcome to episode 40 of The Drive Home to Hawkesbury. Today I wanted to talk to you about the property that we’ve got for lease on 6 Stephen Street.

Also remember, when you are looking at leasing a property, it’s always best to have the application ready to hand to the agent because that will go in good stead for you, and put as much information as you possibly can to make the reference processing, um, and application processing easier for the agent.

Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. A question I get asked quite a lot from purchasers and landlords as to which is the best suburb to buy an investment property in? What I’ve done for everybody is put together a list of suburb profiles. There’s about 20 or 30 online for you at my website Rachaelgoldsworthy.com.au under suburb profiles. That will just help you navigate through the questions that you may have in regards to a particular suburb that you’re researching. Once you work out which suburbs you’ve identified that you quite like, whether it’s with schools or whether it’s with shopping centres or whether you just like the way in which it’s got the heritage style houses. What ever it might be that attracts you to those particular suburbs, short list that suburb and put that on the list with the others.

I’d probably do a list of three suburbs that you’re interested in. Then have a look online as to what houses are available and also speak to your agent in regards to what houses are available because they’re more than happy to help you with that process and talk you through as to what questions that you have in regards to buying a house or leasing a house or anything in regards to suburbs. Episode #29 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Motor Homes and Houses

Good morning, good afternoon, or good evening depending on when you’re watching this video. My name is Rachael Goldsworthy on the drive home to the Hawkesbury. Just checking in with you today on a question that I had from a buyer. A buyer had a motor home and they weren’t too sure as to whether the motor home is actually going to fit into the driveway. I said, “Why don’t you bring the motor home to the inspection and we’ll see what we can do for you.” That’s what they essentially did. They brought the motor home to the inspection. Obviously we measured out prior too, to make sure that it would actually fit before driving into the driveway, because that could be an unfortunate accident, if it wasn’t the right size. It all worked out really well. I guess the main thing is, never be frightened to ask a question of your agent because your agent’s more than happy to help you with that process especially what we do at Rachael Goldsworthy Realty. Can’t believe the year’s going so quickly, can you?

Anyway, just wanted to make sure that you’ve got all your claimables, receipts, expenses, those sorts of things off to your accountant so that they can prepare your tax return for you, and equally, when sending out our landlord end of financial year statements to them so that they can send that to their accountants to prepare their tax return. If you have any questions in regards to your investment property, being a landlord, thinking about getting an investment property, I’m always happy to talk about property with you. Rachael Goldsworthy just checking in with you from the Hawkesbury, and wanted to say in regards to all of the rain that we’ve had lately, it’s a really good time to have a look at houses when it has been raining. Reason being, you can see whether it’s water tight, what the drainage is like, what the fall on the property’s like that may not necessarily be apparent if it is a dry day out there.
