Episode#13 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about getting an agent out to list your home

Hi, my name’s Rachael Goldsworthy, and today I wanted to talk to you about going to somebody’s house just before they’re going to list the home for sale. When somebody lists their home for sale, they get quite nervous about the whole process. The agent goes out, has a look at the home, gives them an idea of the value of their home so that they can then list their home for sale. I had one particular person today that was looking at listing their home for sale, but was really anxious about the agent going out because well my house is untidy, or my backyard’s not right, or this is not right.

At the end of the day for what we do, and the way I see my role with the agency is that that’s our job to point out those things that need to be done. We can help you identify very quickly as to what a buyer’s looking for in a home, and what things that you need to tidy up with your home prior to selling. Things like zeroing weeds and gardens and general declutter, that’s all pretty normal things. Other things that we can identify pretty quickly in regards to homes, for example painting around gutters and storm water drains that aren’t connected, that aren’t normally things but as a result of that can cause other problems with the home.

Hi, my name is Rachael Goldsworthy, and I’ve just come from a inspection at a home that had a valuation done on it. With evaluations they’re always done after contracts are exchanged, and it’s just to ensure that the bank’s lending the money against the right value, and they want to ensure that their not lending over and above what the home could potentially be worth. The situation is if the home is sold often a home is very close to market value or over and above market value, or what they perceive to be market value. In that instance, if the valuation doesn’t come up trumps, that means that obviously the agent’s done a really good job, and you’ve got more than what they perceive the market value to be of the home.

Equal it means that money needs to come from somewhere to ensure that it gets sold. For example, if the home is sold for 500,000 and the valuer thought that the home was only worth 490,000 it means that that difference of $10,000 needs to be met by somebody. Either the buyer comes up to that 500,000 by putting $10,000 into it, or the vendor if the buyer is unable to, is then asked the question whether they are willing to sell the home at 490 as opposed to 500, the agreed sale price.

It just depends on an individual circumstance, so it’s a case by case basis. It’s just a matter of working out each time that you sell your home as to how things pan out. Usually, nine times out of 10 you’re fine, or maybe eight times out of 10 you’re fine, but sometimes you’ll find that the home is not valued as high as what it might have been sold for. Sometimes it’s a process of negotiation, but it’s all good. If it’s managed in the correct way, it’s an easy process to follow. Westfields to develop Windsor – Frank Lowy Pushing the Limits

Rachael Goldsworthy has successfully sold the north end of George Street Commercial Precinct to an until now undisclosed buyer for AUD $45 million.

Frank Lowy, Chairman of Westfields, recently inspected the site, many believe looking to add to the Westfield portfolio.

“We always liked the Rouse Hill development and are looking to complete something similar in Windsor and increase the size of the bridge as part of the overall project.  The benefits for residents of Windsor and surrounding suburbs will be exceptional.” said Frank Lowry via phone this morning.

Others believe Ellen and Portia may have been unsuccessful in their attempt to purchase.  However, after their recent visit to Australia, they had to return to The States saying that after being spotted in George St, all the attention had pushed the ratings up and Ellen had to start filming her new show asap.

I’m sure all local people will be delighted by our potential new development site.

Things to do in the Hawkesbury #54 Jacaranda Trees in Windsor

Late October, early November, is one of my favourite times to take a walk along the streets of Windsor.  Not only are the Jacaranda trees in full blossom the streets are laden with a carpet of purple.

Take the time over the next few days to wander the streets of Windsor as it is a once in a year opportunity and not to be missed.

Let me know your best vantage point for viewing and where your favourite trees grow.

Disruptive Wonder for a Change

I recently had the pleasure of watching Kelli Anderson share her ideas of disruptive and clever designs.  Kelli says she “likes to find the hidden talents of everyday things. Reject normal order and by messing things up and rearranging the pieces we can expand our notion of what we demand from reality.”

Debra Oakland reports “She presents three brillant displays of this disruption and how it changes and improves things we love.  From wedding invitations to Utopian newspapers, Kelli re-designs commonplace objects to go beyond their ordinary functions and create surprising experiences.

If we had the courage to think creatively outside the box to this extent, there is no end to what we could accomplish.”
