Episode #36 The Drive Home to the Hawkesbury with Rachael Goldsworthy – peeling paint in bathrooms

Good morning, good afternoon or good evening, depending on when you’re watching this video. I’m Rachael Goldsworthy, checking in with you on the drive home to Hawksbury, and I’m in a different location, in a bathroom. Just wanting to show you an exhaust fan which is just up here. There we go, just up there you can see, and that exhaust fan is a little bit dirty.

Now, the reason I bring that to your attention, and it might seem a really simple thing, but if those exhaust fans aren’t cleaned properly they can’t take the [00:00:30] air, the hot air um that’s rising out of the bathroom when you’re having the shower, the condensation into the cavity of the roof and take it away from the ceiling. Because what happens is that condensation gathers on the ceiling and then eventually it will cause peeling on the ceiling in the bathroom, which is a, quite a common thing when people-, I know wintertime comes and you don’t want to turn the fan on because it’s a little bit cool and those sorts of things, but it also has a flow-on effect if you’re not turning the fan on on a regular basis. Summertime’s a little bit easier; [00:01:00] you want to turn the fan on cause it makes the place nice and cool as you’re having a shower as well, but equally, this is just an important thing to mention to people when they’re having a shower and using and looking after the, the maintenance of a rental property.

Episode #35 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Maintaining Air Conditioners

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. I’m Rachael Goldsworthy, checking in with you on the drive home to Hawkesbury. And today I’ve hopped out of my car and into somebody’s lounge room, just to show you in regards to air conditioners. Now air conditioners are a great invention, because they keep us cool in summer and nice and toasty warm in winter, but when they’re not working, (sigh), it makes us a little bit frustrated with the process, so we want to get that maintained well [00:00:30] so that we don’t have or we have minimal breakdowns on that machine.

One of the things that’s quite common if the air conditioner’s not heating or cooling to temperature, sometimes it can be as simple as cleaning the air filter. And what I’ve done is I’ve lifted the top section of the air conditioner, the front section of it with the two clips on either side, and then you’ll notice that that has actually exposed the three filters that are within the air conditioner.

It’s a really simple thing to do if you’re experiencing the air conditioner either not heating [00:01:00] or cooling correctly. Sometimes it’s as simple as taking that filter out, washing it under some warm water, and then putting it back in, and you’ll find that that temperature comes on correctly. Other things that may be wrong with it is the gas that is not to the height that it should be within the unit, so that needs a mechanic to actually assess that.

Um, another thing that can happen is you can sometimes get a water leak from that when the overflow is blocked, and that will come back through the unit, rather than exiting [00:01:30] through the usual channels that it does outside through the overflow. Anyway, that’s a couple of things that may help you with your air conditioners. Always best to stay on top of the maintenance. It’s like driving a car. If you don’t get it serviced regularly, it’s not going to look after you or drive you to where you wanted to be. Same thing with the air conditioner. If you don’t look after it regularly, it’s not going to keep you hot in winter and cool in summer.

Episode #31 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Is your Circuit Breaker Tripping

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. I’m Rachael Goldsworthy, and I’m checking in with you on the drive home to the Hawkesbury. With all this cold weather that we’ve been experiencing, I don’t know about you, but I tend to navigate to the heaters, the air conditioners, warm clothes, electric blankets, those sorts of things. When you haven’t turned on appliances for a period of time, sometimes those appliances cannot be working the way in which they should be, which is why it’s always good to get an electrician out if the circuit breaker trips. What we’ve found over the years is that when the circuit breakers trip, often that will be because there’s something wrong with the appliance or there’s an overload on the electricals. It’s really important that the family’s safe in your house, and that you’re checking those things if there’s a problem. Don’t keep on switching on the circuit breaker and thinking, “Oh, it just must have switched it off”. There’s always a reason for those things happening, and it’s always best to get your electrician in to assess that for you.

Good morning, good afternoon, or good evening depending on when you’re watching this video. My name is Rachael Goldsworthy on the drive home to the Hawkesbury. Just checking in with you today on a question that I had from a buyer. A buyer had a motor home and they weren’t too sure as to whether the motor home is actually going to fit into the driveway. I said, “Why don’t you bring the motor home to the inspection and we’ll see what we can do for you.” That’s what they essentially did. They brought the motor home to the inspection. Obviously we measured out prior too, to make sure that it would actually fit before driving into the driveway, because that could be an unfortunate accident, if it wasn’t the right size. It all worked out really well. I guess the main thing is, never be frightened to ask a question of your agent because your agent’s more than happy to help you with that process especially what we do at Rachael Goldsworthy Realty. Can’t believe the year’s going so quickly, can you?

Anyway, just wanted to make sure that you’ve got all your claimables, receipts, expenses, those sorts of things off to your accountant so that they can prepare your tax return for you, and equally, when sending out our landlord end of financial year statements to them so that they can send that to their accountants to prepare their tax return. If you have any questions in regards to your investment property, being a landlord, thinking about getting an investment property, I’m always happy to talk about property with you. Good morning, good afternoon, or good evening, depending on when you’re watching this video. It’s Rachael Goldsworthy on the drive home to Hawkesbury, and just checking in with you. A question that we had in regards to a tenant who just moved into a property, which I thought I’d share. It’s a fairly simple question, however sometimes it’s the simple things that are the hardest to work out.

This tenant moved into the property and they went to use the gas appliances and there was no gas. They thought that they may have run out of gas, so they ordered more gas, and what it turned out to be: the hot water services wasn’t working because the gas pilot light had gone out on there. Always check the gas pilot light before worrying as to whether you’ve run out of gas or those sorts of things. It can be a fairly simple fix, as they say, but one of those things that can be sorted out very quickly.
