Good morning, good afternoon, or good evening, depending on when you’re reading this blog. I’m Rachael Goldsworthy checking in with you on the drive home to Hawkesbury before we head into the Easter long weekend.

Easter means different things to all of us and even though sometimes we all get caught up with our busy lives in work and home, these long weekends and special times of the year, reminds me of how important it is to take time out to spend with the people that we love.

It is a short message today however I just wanted to say to you, have a great Easter and hope you get to spend it with the people that you love, as I will be doing over the long weekend. And I also wanted to also say a big thank you. Thank you to everyone for supporting the business. Your support means a lot to me, and I do appreciate the opportunity to serve the local community. Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. A question I get asked quite a lot from purchasers and landlords as to which is the best suburb to buy an investment property in? What I’ve done for everybody is put together a list of suburb profiles. There’s about 20 or 30 online for you at my website Rachaelgoldsworthy.com.au under suburb profiles. That will just help you navigate through the questions that you may have in regards to a particular suburb that you’re researching. Once you work out which suburbs you’ve identified that you quite like, whether it’s with schools or whether it’s with shopping centres or whether you just like the way in which it’s got the heritage style houses. What ever it might be that attracts you to those particular suburbs, short list that suburb and put that on the list with the others.

I’d probably do a list of three suburbs that you’re interested in. Then have a look online as to what houses are available and also speak to your agent in regards to what houses are available because they’re more than happy to help you with that process and talk you through as to what questions that you have in regards to buying a house or leasing a house or anything in regards to suburbs. Episode #26 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Gas Hot Water

Good morning, good afternoon, or good evening, depending on when you’re watching this video. It’s Rachael Goldsworthy on the drive home to Hawkesbury, and just checking in with you. A question that we had in regards to a tenant who just moved into a property, which I thought I’d share. It’s a fairly simple question, however sometimes it’s the simple things that are the hardest to work out.

This tenant moved into the property and they went to use the gas appliances and there was no gas. They thought that they may have run out of gas, so they ordered more gas, and what it turned out to be: the hot water services wasn’t working because the gas pilot light had gone out on there. Always check the gas pilot light before worrying as to whether you’ve run out of gas or those sorts of things. It can be a fairly simple fix, as they say, but one of those things that can be sorted out very quickly.

Hi. My name’s Rachael Goldsworthy and I’ve just left a listing bright and early on Sunday morning, in at the lovely McGraths Hill. It was a two-story home, which is typically what they have in McGraths Hill. A lot of the homes are two set because of the flood levels. A lot of the homes had to be built that little bit higher for that reason. Typically they’ll put the rumpus room downstairs or teenager’s retreat. It’s a really good utilisation of space rather than having a wasted void there. Sometimes they’ll have the garage downstairs as well, but they’re really nice homes. There’s lots of parks. There’s Colbee Park. They play baseball, soccer, BMX, those sorts of things. There’s also some really good preschools in the area together with good facilities.

There’s the local shops that have lots of different things available to the locals. You’re within walking distance to the train if you wanted to catch the train at Mulgrave, and you’re also within walking distance to transport and those sorts of things. Anyway McGraths Hill’s at the top of my list for one of the best suburbs to buy in the Hawkesbury. If you’ve got any questions in regards to that, don’t hesitate to call me. Episode #21 The Drive Home to the Hawkesbury with Rachael Goldsworthy – What to expect at settlement

Hi, I’m Rachael Goldsworthy, and I’ve just come from dropping off the set of keys and a nice little settlement gift to a purchaser that bought a house from me in South Windsor. Lovely couple, and they had a bit of a hiccup with their settlement. They weren’t going to be settling on time, and sometimes that does happen with settlements prior to, so you’ve got a standard 42 day settlement or six week settlement, and sometimes the banks or whoever it may be might not be ready to settle from the purchaser’s side or the vendor’s side. Expect little delays, but sometimes, or generally speaking they can be ironed out. It’s not such a problem in the end.

These particular people looked like that they were going to have to wait an additional three or four days for the settlement, but we were able to pull that together on time. The discharge of mortgage hadn’t been signed by one of the parties, but that was all done and set off to the bank in a quick manner. They were able to settle on time.

Just a nice part of my job, I suppose dropping off keys and settlement gifts to people that are really happy with their purchase. And equally vendors that have sold with me that are happy moving onto their next property. If you’ve got any questions in regards to your settlement or purchase, I’d be more than happy to help you.
