Good morning, good afternoon, or good evening, depending on when you’re reading this blog. I’m Rachael Goldsworthy checking in with you on the drive home to Hawkesbury before we head into the Easter long weekend.

Easter means different things to all of us and even though sometimes we all get caught up with our busy lives in work and home, these long weekends and special times of the year, reminds me of how important it is to take time out to spend with the people that we love.

It is a short message today however I just wanted to say to you, have a great Easter and hope you get to spend it with the people that you love, as I will be doing over the long weekend. And I also wanted to also say a big thank you. Thank you to everyone for supporting the business. Your support means a lot to me, and I do appreciate the opportunity to serve the local community. Episode #33 The Drive Home to the Hawkesbury with Rachael Goldsworthy – June Housing Report comments from Dr A Wilson

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. My name is Rachael Goldsworthy, and I’m just checking in with you on the drive home to Hawkesbury, in a different location from Queensland today. Last week I was lucky enough to catch up with Dr. Andrew Wilson from the Domain Property Group. He was kind enough to share his thoughts on the June quarter, and I thought that they’re really interesting, and I thought I’d share them with you. The Sydney median house price is edging closer to that million dollars, so that’s quite exciting for us. It’s at 995,804. Units, interestingly enough are a little bit shy of that number at 656,166.

The overall of the snapshot is that we are experiencing a lower number investors in the marketplace. Equally, we’ve got historically, the lowest interest rates that we’ve ever experienced. It’s really interesting, yet again, that the investors make up 44.3% of the marketplace, and that Parramatta is experiencing a higher vacancy rate than most. The vacancy rate across Sydney is 1.8 for houses, and it’s actually 2.2 for units. Sydney yield cycles, for Sydney are 4.1, and equally houses is 3.3. The outlook for the remainder of this year is good news for the property market with the lower interest rates predicted, and equally a 2% growth forecast.

I’m going to leave you with some local images from the Scenic Rim with the hot air balloons rising in the background, which landed in one of the local vineyards and had some breakfast there. Equally you can do that in the Hawkesbury. It’s a great thing to do. Cloud Nine run the hot air ballooning in the Hawkesbury. Episode #31 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Is your Circuit Breaker Tripping

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. I’m Rachael Goldsworthy, and I’m checking in with you on the drive home to the Hawkesbury. With all this cold weather that we’ve been experiencing, I don’t know about you, but I tend to navigate to the heaters, the air conditioners, warm clothes, electric blankets, those sorts of things. When you haven’t turned on appliances for a period of time, sometimes those appliances cannot be working the way in which they should be, which is why it’s always good to get an electrician out if the circuit breaker trips. What we’ve found over the years is that when the circuit breakers trip, often that will be because there’s something wrong with the appliance or there’s an overload on the electricals. It’s really important that the family’s safe in your house, and that you’re checking those things if there’s a problem. Don’t keep on switching on the circuit breaker and thinking, “Oh, it just must have switched it off”. There’s always a reason for those things happening, and it’s always best to get your electrician in to assess that for you.

Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. A question I get asked quite a lot from purchasers and landlords as to which is the best suburb to buy an investment property in? What I’ve done for everybody is put together a list of suburb profiles. There’s about 20 or 30 online for you at my website Rachaelgoldsworthy.com.au under suburb profiles. That will just help you navigate through the questions that you may have in regards to a particular suburb that you’re researching. Once you work out which suburbs you’ve identified that you quite like, whether it’s with schools or whether it’s with shopping centres or whether you just like the way in which it’s got the heritage style houses. What ever it might be that attracts you to those particular suburbs, short list that suburb and put that on the list with the others.

I’d probably do a list of three suburbs that you’re interested in. Then have a look online as to what houses are available and also speak to your agent in regards to what houses are available because they’re more than happy to help you with that process and talk you through as to what questions that you have in regards to buying a house or leasing a house or anything in regards to suburbs. Good morning, good afternoon, or good evening depending on when you’re watching this video. My name is Rachael Goldsworthy on the drive home to the Hawkesbury. Just checking in with you today on a question that I had from a buyer. A buyer had a motor home and they weren’t too sure as to whether the motor home is actually going to fit into the driveway. I said, “Why don’t you bring the motor home to the inspection and we’ll see what we can do for you.” That’s what they essentially did. They brought the motor home to the inspection. Obviously we measured out prior too, to make sure that it would actually fit before driving into the driveway, because that could be an unfortunate accident, if it wasn’t the right size. It all worked out really well. I guess the main thing is, never be frightened to ask a question of your agent because your agent’s more than happy to help you with that process especially what we do at Rachael Goldsworthy Realty.
