Episode #14 The Drive Home to the Hawkesbury with Rachael Goldsworthy – The rental process with Rachael Goldsworthy Realty

Hi people. My name’s Rachael Goldsworthy and I’m just going to talk to you about inspections. I’m heading off to McGraths Hill. I’ve got an open home there today. It’s for an inspection for tenants only. That’s for people that are looking to rent a home as opposed to buy a home. Usually you’ll get quite a number of people there given it’s quite a hot market in the rental market at the moment. There’s a lot of tenants out there and probably not as many homes for the tenants that are looking for homes.

With those inspections, they’re advertised on our website. Then the people turn up and have a look through the home, see what it’s that they’re after, and then after that then they take what they call a rental application for. That renal application form is then processed within our office and we nominate the three top most suitable tenants for the property. We put that forward to the owner. The owner then makes a decision based on that.

It’s really important that you go to these inspections. Look at as many homes as you possibly can do because if you don’t, just let that gentleman in. He’s trying to get in and there’s a lot of traffic here heading through Windsor. If you don’t get out to see as many homes as you possibly can, sometimes there’s better options available for you. You look at everything within the home. Remember whether there’s built in wardrobes. Remember whether there’s air conditioning. Fly screen are another important one because as a home is rented or once a home is rented or leased to a potential tenant, as is. Then if the landlord does not want to put those services in as additional services to you, you are stuck with in that timeframe of the lease.

What I recommend, just make sure you check all of the things that are really important to you, what you won’t compromise on as a tenant, and go from there. All right. If you need any further help in regards to renting your homes or looking at renting a home, please don’t hesitate to contact me.

Westfields to develop Windsor – Frank Lowy Pushing the Limits

Rachael Goldsworthy has successfully sold the north end of George Street Commercial Precinct to an until now undisclosed buyer for AUD $45 million.

Frank Lowy, Chairman of Westfields, recently inspected the site, many believe looking to add to the Westfield portfolio.

“We always liked the Rouse Hill development and are looking to complete something similar in Windsor and increase the size of the bridge as part of the overall project.  The benefits for residents of Windsor and surrounding suburbs will be exceptional.” said Frank Lowry via phone this morning.

Others believe Ellen and Portia may have been unsuccessful in their attempt to purchase.  However, after their recent visit to Australia, they had to return to The States saying that after being spotted in George St, all the attention had pushed the ratings up and Ellen had to start filming her new show asap.

I’m sure all local people will be delighted by our potential new development site.

Things to do in the Hawkesbury #54 Jacaranda Trees in Windsor

Late October, early November, is one of my favourite times to take a walk along the streets of Windsor.  Not only are the Jacaranda trees in full blossom the streets are laden with a carpet of purple.

Take the time over the next few days to wander the streets of Windsor as it is a once in a year opportunity and not to be missed.

Let me know your best vantage point for viewing and where your favourite trees grow.

Things to do in the Hawkesbury #52.  You don’t have to be religious to appreciate visiting the oldest church and school building in Australia.  The Ebenezer Uniting Church of Australia was established in 1809.

You are most welcome to take a self guided tour as the Church is open each day for visitors. Once you are there further information is available on a pamphlet offered on the porch.

They recommend your tour include a visit to the Schoolmaster’s House which contains photographs and memorabilia on the church’s interesting history.

Beautiful weather lately and lovely to take a drive in the country.

Things to do in the Hawkesbury #50.  The weather has been fantastic and with the Olympics inspiring people to get you involved with sporting activities why not go for a paddle along the Hawkesbury River.

I love going for a paddle in my kayak.  And even if we don’t get to compete at Olympic Level simply looking at the shoreline from a different perspective there is so much to see like the local wildlife, sights and homes and most of all it is fun :).  It is not only a great workout, but when we take time out of our busy schedules we are rewarded with renewed energy for life and it helps us appreciate the simple things in life.
