Do I need to register my pool or spa?

8 April, 2014 · Posted by Rachael Goldsworthy

With new legislation most people would now be aware that everyone owning a swimming pool or spa needs to register these with their Local Council.

“From the 29 April 2013, all property owners of residential, multi occupancy and tourist and visitor accommodation, on which a swimming pool is located, are required to register their swimming pool on a new online, statewide register. Failure to do so may attract a fine of $220.

The Swimming Pool Register is designed to be a record of pools at an address, whether compliant with the relevant Standard, or not. The Register is not intended to operate as a compliance management system.”

Since that date we have received further correspondence from NSW Government advising there has been an extension on the due date as follows:-

“If you are thinking of selling or leasing your property, an additional twelve months has been provided before you need to have a pool compliance certificate before you can sell or lease your property.

From 29 April 2015, all properties with a backyard swimming pool or spa that are sold or leased will need to have a valid swimming pool compliance certificate. This additional twelve months provides property owners with more time to ensure that their swimming pool is compliant before their property is sold or leased.”

REINSW is urging members to encourage their vendors and landlords to apply for pool certificates where required, as concerns have been raised that there are not enough qualified insporters to meet the expected demand. See full article- REINSW

Episode #24 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Decluttering a rental property to sell

3 April, 2014 · Posted by Rachael Goldsworthy

Hi. My name’s Rachael Goldsworthy and I was just talking to one of my clients in regards to a property that they have, which is tenanted. This property is in Windsor and they were looking at putting it on the market. The tenant they currently have is a wonderful tenant, however they’ve got a lot of furniture, and it’s just not going to work from the perspective of utilising the space for the home. My suggestion to that vendor was to look at offering the tenant a little bit less in rent, charging them less in rent to declutter and possibly put some things away in storage for them. That just allows the space in the house to work. Otherwise, if you’ve got too much gear, too many things all over the shop, it’s just not a good look for a house, especially when you know it can look so much more larger than what it is.

That would be my advice to the client. Just offer the tenant less rent or offer the tenant services of an agent to go in there and help them set up their home in a particular way. That tenant may say, “No. I don’t want to do that, not interested.” That’s absolutely fine. It just means that you may not necessarily want to put the house on at that particular time. The tenant might also say, “That’s fantastic. I’ve been waiting, I just haven’t known when to start. There’s so much gear there and I’m really not sure what to do.” Could be a blessing in disguise for all parties.

Anyway, if you’ve got any other questions in regards to looking at your house and tenants and those sorts of things, don’t hesitate to contact me. We’ll catch up with you on the next video.

Happy Halloween

31 October, 2013 · Posted by Rachael Goldsworthy

The most bewitching night of year is near…the time to scare up new and imaginative Halloween costumes for the whole family. But the high cost of outfitting the gang and preparing for this enchanting evening can be frightening! Fear not-these tips will help you create wickedly cool costumes…and you won’t be tricked out of your cash.

  • Shop early. Wattle U Bee at McGraths Hill and The Party Shop at Richmond are two Halloween haunts where you’ll find devilish deals on new and used costumes and accessories, or inspiring items to create your own. Be sure to shop early to get the best deals at the best prices, before other would-be ghosts and goblins have ransacked the racks.
  • Plan a costume swap. Bring old costumes back to life by planning an exchange with friends or colleagues. This is an easy and inexpensive way to get thrilling new costumes for kids, teens and parents.
  • Sew your own costumes. Whether you’re a master seamstress or can barely thread a needle, some of the local seamstresses have lots of creative costume ideas from easy to expert, and a huge variety of fabrics, trims and accessories.
  • Fun costumes for little ones. Younger goblins have lots of exciting choices-Avatar, Iron Man or their favourite Nickelodeon character. Just remember that simpler is better-be sure the kids can move easily, there are no tripping hazards and they can see through masks.
  • Cool costumes for older kids. With the popularity of Twilight, vampires will be taking a big bite out of Halloween this year. Other trendy choices include Avatar, Lady Gaga, Jersey Shore or a Rock Star. These costumes can be as simple or elaborate as you want-what’s most important is to have a fun!
  • Think safety. When creating the costumes for little “trick or treaters” remember that to be seen is to be safe. Choose brighter colours for costumes or add reflective tape to darker disguises that will help them to be seen by drivers.
  • Dress up your home. Bring the spirit of Halloween to your home with ghostly decorations-from cobwebs in the trees to tombstones in the garden.
  • Pick up tasty treats. Check out Riverview Shopping Centre and Richmond Marketplace for bewitching bargains on all the ghoulish goodies little goblins will love. Sam’s Warehouse, $2 Shop, The Reject Shop have all your basics covered.
  • Stock up for next year. Once the spookiest night of the year is past, your favourite stores offer spine-tingling sales on spooky costumes and devilish decorations for next Halloween-see the online before you shop.
  • Store your décor. Get organised and store your Halloween treats for next year. Big W Richmond and Target Windsor offers a wide range of storage bins in all sizes.
  • Windsor Peninsula Trick or Treating – If you live in Windsor on the Peninsula and want to participate put an orange balloon on your front fence and be delighted by a visit from the local children dressed up in theme.  They will start trick or treating at 5 – 6:30pm.  Join in as they come to your home, make sure you are stocked up “treat” is their favourite choice.

And furthermore we are only 8 weeks away from Christmas…am I scaring you yet 🙂

Happy Halloween,
