Episode #34 The Drive Home to the Hawkesbury with Rachael Goldsworthy – How to identify growth suburbs and win with Property

Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. Today is State of Origin. I’m wearing the right colour I believe, but I’m walking around in Queensland with the wrong colour. But [00:00:30] I don’t mind because I’m proud of my heritage from New South Wales.

Anyway, I just wanted to check in with you with the State of Origin because it’s all about backing the right team, isn’t it? And it’s the same thing with houses. When you’re looking for the right house you want to make sure you back the right suburb. So I’ve put together a couple of ideas for you as I was driving around some of the newer subdivisions in the Queensland area, around Jimboomba, and a few other suburbs close by … Flagstone. There’s a few new [00:01:00] housing developments that are coming up, but interestingly all of those developments are built around infrastructure. So, what you’re looking at when you’re backing a suburb, or wanting to buy the right suburb, is a number of things, and it’s not limited to these things. But, equally, what is important is amenities because when you’re looking at resale people want to know that there’s particular shops or there’s particular rail lines, or there’s particular schools for the kids. Additionally there’s other things [00:01:30] that would come into play such as motorways. It’s important for people to access their workplaces or get around fairly easily with the transport or the local bus way system.

 

Uh, people also look for parks and play areas for the kids, whether there’s skate parks or whether there’s BMX tracks, or whether there’s local trails in the bush that kids can walk, or, say for example the bike tracks that are along Windsor Road leading into Windsor and run all [00:02:00] the way through to Rouse Hill. So that’s quite a popular one within the Hawkesbury area. Uh, we also have the pleasure of living near the Hawkesbury River. So that comes with it so many water activities that we can enjoy there. So, think of all of those things when you’re looking at backing the right suburb and that will put you in good stead.

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. I’m Rachael Goldsworthy, and I’m on the drive home to the Hawkesbury, just checking in with everybody. It’s the 30th of June, 2016, end of financial year. Can’t believe the year’s going so quickly, can you?

Anyway, just wanted to make sure that you’ve got all your claimables, receipts, expenses, those sorts of things off to your accountant so that they can prepare your tax return for you, and equally, when sending out our landlord end of financial year statements to them so that they can send that to their accountants to prepare their tax return. If you have any questions in regards to your investment property, being a landlord, thinking about getting an investment property, I’m always happy to talk about property with you. Rachael Goldsworthy just checking in with you from the Hawkesbury, and wanted to say in regards to all of the rain that we’ve had lately, it’s a really good time to have a look at houses when it has been raining. Reason being, you can see whether it’s water tight, what the drainage is like, what the fall on the property’s like that may not necessarily be apparent if it is a dry day out there. Hi. My name’s Rachael Goldsworthy and I’ve just left a listing bright and early on Sunday morning, in at the lovely McGraths Hill. It was a two-story home, which is typically what they have in McGraths Hill. A lot of the homes are two set because of the flood levels. A lot of the homes had to be built that little bit higher for that reason. Typically they’ll put the rumpus room downstairs or teenager’s retreat. It’s a really good utilisation of space rather than having a wasted void there. Sometimes they’ll have the garage downstairs as well, but they’re really nice homes. There’s lots of parks. There’s Colbee Park. They play baseball, soccer, BMX, those sorts of things. There’s also some really good preschools in the area together with good facilities.

There’s the local shops that have lots of different things available to the locals. You’re within walking distance to the train if you wanted to catch the train at Mulgrave, and you’re also within walking distance to transport and those sorts of things. Anyway McGraths Hill’s at the top of my list for one of the best suburbs to buy in the Hawkesbury. If you’ve got any questions in regards to that, don’t hesitate to call me. Episode #21 The Drive Home to the Hawkesbury with Rachael Goldsworthy – What to expect at settlement

Hi, I’m Rachael Goldsworthy, and I’ve just come from dropping off the set of keys and a nice little settlement gift to a purchaser that bought a house from me in South Windsor. Lovely couple, and they had a bit of a hiccup with their settlement. They weren’t going to be settling on time, and sometimes that does happen with settlements prior to, so you’ve got a standard 42 day settlement or six week settlement, and sometimes the banks or whoever it may be might not be ready to settle from the purchaser’s side or the vendor’s side. Expect little delays, but sometimes, or generally speaking they can be ironed out. It’s not such a problem in the end.

These particular people looked like that they were going to have to wait an additional three or four days for the settlement, but we were able to pull that together on time. The discharge of mortgage hadn’t been signed by one of the parties, but that was all done and set off to the bank in a quick manner. They were able to settle on time.

Just a nice part of my job, I suppose dropping off keys and settlement gifts to people that are really happy with their purchase. And equally vendors that have sold with me that are happy moving onto their next property. If you’ve got any questions in regards to your settlement or purchase, I’d be more than happy to help you. Episode #16 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about what to look for at an Open Home

Hi, my names Rachael Goldsworthy. We’re just heading off to an open inspection at Riverstone this morning. It’s a new listing. We’ve had about 45 inquiries during the week and we’re expecting 19 people this morning. It’s going to be good open inspection.

What I’ll probably recommend for buyers when they’re looking at getting into a home or going to an open inspection, might sound a bit dorky but take a clipboard. You can write down a list of things that you’re looking in for in a home. Maybe the top ten things. You’re probably not going to get all of them in any home, so you’ll probably get eight to ten things out of a home but the other two things you can always add to later on once you’re in there. Things like land size might be important to you, whether it’s brick veneer, double brick or weather board. Whether you have terracotta roof tiles, whether you have an iron roof. It’s all dependent on what you want to do.

Just make sure that you’re clear of what you want to achieve from the open home, and make sure you have a look at everything you possibly can at the home because it always just gives you a better snapshot. When you walk away you’ve got some notes, and you can go back to them because you might be looking at say, three homes, in one particular day. There’s no way that you can remember all of those things at any one time. That would be my advice to you.
