Hi, my name’s Rachael Goldsworthy, and today I wanted to talk to you about going to somebody’s house just before they’re going to list the home for sale. When somebody lists their home for sale, they get quite nervous about the whole process. The agent goes out, has a look at the home, gives them an idea of the value of their home so that they can then list their home for sale. I had one particular person today that was looking at listing their home for sale, but was really anxious about the agent going out because well my house is untidy, or my backyard’s not right, or this is not right.

At the end of the day for what we do, and the way I see my role with the agency is that that’s our job to point out those things that need to be done. We can help you identify very quickly as to what a buyer’s looking for in a home, and what things that you need to tidy up with your home prior to selling. Things like zeroing weeds and gardens and general declutter, that’s all pretty normal things. Other things that we can identify pretty quickly in regards to homes, for example painting around gutters and storm water drains that aren’t connected, that aren’t normally things but as a result of that can cause other problems with the home.

Hi, my name is Rachael Goldsworthy, and I’ve just come from a inspection at a home that had a valuation done on it. With evaluations they’re always done after contracts are exchanged, and it’s just to ensure that the bank’s lending the money against the right value, and they want to ensure that their not lending over and above what the home could potentially be worth. The situation is if the home is sold often a home is very close to market value or over and above market value, or what they perceive to be market value. In that instance, if the valuation doesn’t come up trumps, that means that obviously the agent’s done a really good job, and you’ve got more than what they perceive the market value to be of the home.

Equal it means that money needs to come from somewhere to ensure that it gets sold. For example, if the home is sold for 500,000 and the valuer thought that the home was only worth 490,000 it means that that difference of $10,000 needs to be met by somebody. Either the buyer comes up to that 500,000 by putting $10,000 into it, or the vendor if the buyer is unable to, is then asked the question whether they are willing to sell the home at 490 as opposed to 500, the agreed sale price.

It just depends on an individual circumstance, so it’s a case by case basis. It’s just a matter of working out each time that you sell your home as to how things pan out. Usually, nine times out of 10 you’re fine, or maybe eight times out of 10 you’re fine, but sometimes you’ll find that the home is not valued as high as what it might have been sold for. Sometimes it’s a process of negotiation, but it’s all good. If it’s managed in the correct way, it’s an easy process to follow. With the clear days and beautiful blue skies it is hard to believe the bitter cold snaps of a night. As the temperature drops below 3 degrees tonight I ask you to take a moment to think about the 104,600 homeless Australians, including the homeless population in the Hawkesbury.

Did you know that 30% of street sleeping homeless in Sydney and 16% in Melbourne have suffered hypothermia, frostbite or trenchfoot. And that Rough sleepers have an average life expectancy of 42 years compared to national average 74 for men and 79 for women.

What would $68 buy you today? A dinner out, a couple of Albums from Itunes, some good books to read? $68 buys a swag for the homeless to use as their shelter from the harsh weather conditions throughout winter.

Grant Denyer and Channel 7’s Sunrise Crew will be broadcasting live from the International Sand Sculpting Championships in Howe Park tomorrow morning between 5:30am and 8:30am.

Make sure you get your 8 hours sleep tonight so you have your TV face for tomorrow…if not, sunglasses acceptable at that hour of the morning 🙂
