Good morning, good afternoon or good evening, depending on when you’re watching this video. I’m Rachael Goldsworthy, checking in with you with a quick video today in regards to Santa’s letters. Now, due to popular demand, Santa’s asked me to extend the deadline for you, so he has actually said if we get the letters to him, or the letter requests [00:00:30] to him by midnight tonight, being the 14th of December, I know we said the 9th of December but it’s been extremely popular and he would love to be able to send your loved one a special letter for Christmas. So if you get those requests to me online with the links that are attached below, we would be more than happy to forward those details on to Santa and he will send you a letter personally. Just watch your mailbox and look forward to receiving that letter. Have a great day, a good week and, I know it’s a little bit early, [00:01:00] but Merry Christmas.
Episode #39: The Drive Home to the Hawkesbury with Rachael Goldsworthy – Free Letter From Santa Post Marked From The North Pole!
Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy, and I’m checking in with you on episode 39 of the Drive Home to Hawkesbury. Today I wanted to offer you an early Christmas present. Can you believe that we’re only a matter of weeks away from Christmas now? No sooner are we over the tricks of Halloween, and we’re heading straight into decorating our homes for Christmas. [00:00:30] Lucky we had the opportunity to recharge with that beautiful energy from the Super Moon recently.
Talking about Christmas, I was lucky enough to be speaking with Santa’s elves, and they have some super exciting news that they wanted me to share with you. The elves said that Santa would love to send your children, (clicks tongue) your grandchildren, your co-workers, all your loved ones a letter postmarked from the North Pole. Now, here’s the scoop, people. Santa’s told the elves that if you’re request [00:01:00] a letter by Santa’s deadline he’s promised to deliver the letters out to your loved ones before Christmas Day arrives.
Here’s what you need to do. (clicks tongue) Look at the link below this video. Click the link, input your information, and all you need to do then is just start watching your mailbox for Santa’s letter to arrive. And by the way, there might be something a little bit extra eh- we will send to your loved one if you post a video of your special person getting their letter from Santa on your Facebook page. Because that would make me [00:01:30] really happy.
And also, don’t forget to share it on our Facebook page, Rachael Goldsworthy Realty, so we know who to send the special gift to. So, time to get into the Christmas spirit, people, and let’s do something nice for something you love, and for me. (laughs) Send those happy moments you capture on video or in photograph, I don’t mind, either format’s okay, of your loved one opening their mail from Santa, as this will really make my day. Thanks for watching, and I know it’s a little [00:02:00] bit in advance, however, Merry Christmas
Episode #38 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael helps buyers and sellers with their questions on Real Estate in the Hawkesbury
Good morning, good afternoon or good evening dependent on when you are watching this video. I’m Rachael Goldsworthy checking in with you on episode 38 of the drive home to Hawkesbury. Today I’ve been asked a lot of questions from sellers and putting their house on the market during the holiday season, and whether they should or whether they shouldn’t.
[00:00:30] Today I’m going to share with you my seven top reasons why you should put your home on the market over the Christmas holidays.
Reason number one, your home shows better during the holiday season. Typically your home is decorated, it’s looking festive, and pretty and generally you’ve had a lot of visitors over. Family coming over because you’re entertaining over the Christmas time and your house is looking beautiful. And you’re taking good care of your home and typically it shows better during the holiday season.
Reason number two, there’s [00:01:00] less competition from other people putting their houses on the market. A lot of people are in the mindset of oh it’s the holidays, and yes you know we’ve all been there and you know I guess thinking we’ll wait til after the holidays are over, we’ll put our home on the market then in January when we’re not so busy. And I think everyone is thinking the same thing so immediately you’ve got less competition. This makes it a better time for you to put it on the market as opposed to going in the market in January when everyone else wants to put their home on the market. [00:01:30] Um, so you always want to get your home on the market when there’s less competition.
Reason number three, there are less buyers in the marketplace which you might say well that’s not a very good thing if there’s less buyers however, whilst there may be less buyers out there, the people that really want to inspect the home during the holidays and they’re serious buyers. And ultimately that means that they’re going to … You’re going to have to show your home less over the period as opposed to winter and when you do show the home it will be with those motivated [00:02:00] buyers that really want to move now and get into the next house.
Reason number four, after the-, after the holidays, you can see that there’s no edits on this … Historically speaking the uh, mindset the holidays are over and they’re putting their home on the market which increases the choices of properties available for buyers so more typically in the new year, there may be a lower demand for your home. And there’s more competition which equates to a lower sale price for you.
So, there’s my top four reasons [00:02:30] why the holidays are a good time to list your home. So if you want to get the report and the reasons for the other three on the holiday season, reach out to me via text or email in the links posted below in this video and I’d be happy to help you.
Thanks so much for watching. I’m Rachael Goldsworthy wishing you all the very best for the holiday season.
Episode #36 The Drive Home to the Hawkesbury with Rachael Goldsworthy – peeling paint in bathrooms
Good morning, good afternoon or good evening, depending on when you’re watching this video. I’m Rachael Goldsworthy, checking in with you on the drive home to Hawksbury, and I’m in a different location, in a bathroom. Just wanting to show you an exhaust fan which is just up here. There we go, just up there you can see, and that exhaust fan is a little bit dirty.
Now, the reason I bring that to your attention, and it might seem a really simple thing, but if those exhaust fans aren’t cleaned properly they can’t take the [00:00:30] air, the hot air um that’s rising out of the bathroom when you’re having the shower, the condensation into the cavity of the roof and take it away from the ceiling. Because what happens is that condensation gathers on the ceiling and then eventually it will cause peeling on the ceiling in the bathroom, which is a, quite a common thing when people-, I know wintertime comes and you don’t want to turn the fan on because it’s a little bit cool and those sorts of things, but it also has a flow-on effect if you’re not turning the fan on on a regular basis. Summertime’s a little bit easier; [00:01:00] you want to turn the fan on cause it makes the place nice and cool as you’re having a shower as well, but equally, this is just an important thing to mention to people when they’re having a shower and using and looking after the, the maintenance of a rental property.
Anyway, if you have any other questions in regards to property management or maintenance of properties, I’m more than happy to help. I’m Rachael Goldsworthy, and I look forward to catching up with you on the next video.

Episode #33 The Drive Home to the Hawkesbury with Rachael Goldsworthy – June Housing Report comments from Dr A Wilson
Good morning, good afternoon, or good evening, depending on what time you’re watching this video. My name is Rachael Goldsworthy, and I’m just checking in with you on the drive home to Hawkesbury, in a different location from Queensland today. Last week I was lucky enough to catch up with Dr. Andrew Wilson from the Domain Property Group. He was kind enough to share his thoughts on the June quarter, and I thought that they’re really interesting, and I thought I’d share them with you. The Sydney median house price is edging closer to that million dollars, so that’s quite exciting for us. It’s at 995,804. Units, interestingly enough are a little bit shy of that number at 656,166.
The overall of the snapshot is that we are experiencing a lower number investors in the marketplace. Equally, we’ve got historically, the lowest interest rates that we’ve ever experienced. It’s really interesting, yet again, that the investors make up 44.3% of the marketplace, and that Parramatta is experiencing a higher vacancy rate than most. The vacancy rate across Sydney is 1.8 for houses, and it’s actually 2.2 for units. Sydney yield cycles, for Sydney are 4.1, and equally houses is 3.3. The outlook for the remainder of this year is good news for the property market with the lower interest rates predicted, and equally a 2% growth forecast.
I’m going to leave you with some local images from the Scenic Rim with the hot air balloons rising in the background, which landed in one of the local vineyards and had some breakfast there. Equally you can do that in the Hawkesbury. It’s a great thing to do. Cloud Nine run the hot air ballooning in the Hawkesbury. If you have any questions in regards to the Hawkesbury property or any of the reports, or the details of the reports I’ve given you, more than happy to chat about property. Look forward to hearing from you soon.
I’m Rachael Goldsworthy, and I look forward to catching up with you then.
