Episode #37 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Ebenezer Art & Craft Fair 2016

Good morning, good afternoon, or good evening depending on what time you’re watching this video. I’m Rachael Goldsworthy and I’m on the drive home looking forward to the weekend activities with the Ebenezer Art and Craft Fair. It’s opening night is on Friday night at 7:00 and then on Saturday they’ve got some activities for the family and friends. That we will be between 10:00 and 3:00. On the Saturday we’ve got some auction things that will [00:00:30] be held as well, which is going to be great. I’m going to be auction off some brilliant prizes.

I’ll just go through the list with you if you’re interested. If you can’t be there on the day, don’t worry because you’ll be able to bid online, which I’ll explain a little bit later. I’ve got a GWS Giants tickets. There’s four of those for the Fremantle game on the 20th of August, fantastic. We’ve got a 10 week, um, unlimited classes for the Smartsteppers Talent Studios. Taronga Zoo, a family pass and you can also go to the Western Plains Zoo if you want [00:01:00] to use that at that particular zoo. Both the zoos I’ve been to and they’re brilliant. The VIP portrait package is hair, makeup and photos. So that will be a good one if you wanted to dress yourself up and look really pretty for a particular, um, portfolio. Whitewater rafter- rafting session, which I’ve had a look at that. I’ve been down to the whitewater rafting centre and it’s so much fun. So that’s a good one to get involved with.

Ghost tour, oh that’s a terrific thing too in Windsor Ghost Tours, the Hawkesbury Sightseeing, lots of fun. Janice and all [00:01:30] her team are just great. Then we’ve also go tennis racket and balls by the Inside- Inside the Lines at Richmond. They’re wonderful people that have donated that prize. A hundred dollar gift voucher from Kennard so if you got any of those things around the house that you’ve been thinking of doing and needing a trailer or need to go and hire a drill or something like that from Kennards they’d be more than happy to help you out then. We’ve also got an Ashton guitar. I don’t know whether that means it’s an Ashton guitar from 5 Seconds of Summer or whether it’s [00:02:00] an Ashton guitar. Cool Kids Music have donated that so that’s a great prize. A three-course dinner if you’re feeling a little bit hungry you can include a bottle of wine with that. And that’s donated by Juniors on the Hawkesbury, which is great. Overlooking the Hawkesbury River and a really nice, serene place to go and visit. So there’s a golf course there and there’s also a pool so as we’re heading into the warmer months it’s going to be lots of fun.

The list just goes on and one. The donations from local people has been, you know, wonderful and I know the Ebenezer [00:02:30] people are really welcoming of that. So continuing on the list we’ve got the Tobruk Sheep Station. Um, that’s a family pass there. We’ve got a one night in a courtyard room with Sebel Spa and Hawkesbury Valley, um, setup. So if you wanted to go and have a romantic dinner for two and then go and stay the night at Sebel that would be fun. You’ve also got a Onga submersible pump fr- donated by Hawkesbury Valley Irrigation, which would be handy being on the river or in and around [00:03:00] the river or even just if you’ve got some tanks on the property that you need a pump. Riverside Oaks has kindly donated a, um, two rounds of golf and lunch or dinner for two so that’s a great prize. We’ve also got a Scenic World family pass donated by Scenic World.

We’ve got dinner for two … like, we’re going to be really hungry by the time we finish this list. Dinner for two and the value $120 at Settler’s Arms Inn at St. Albans. So I don’t know whether you’ve ever been down to that pub, but that’s a great little pub [00:03:30] to go to and lots of fun for the day. Ronson toaster and kettle pack donated by The Good Guys. And as they say they are the good guys. We’ve got a six months … If you’re feeling … We’re eating all this food and then we need to go and get fit we can go the YMCA at the Hawkesbury Oasis. That’s a six month gym membership so that’s making us look pretty good there. Then you’ve got two adult passes to Featherdale Wildlife Park so that’s a fun day with the kids, too if you’re looking at something to do in the school holidays that are coming up.

Then you’ve got Sydney [00:04:00] Harbour Sightseeing Cruise. I’ve been on that one. And Captain Cook Cruises, they do a great job. So you get to see lots of things in the harbour, great day out and especially with the school holidays again. Easy Lane, really nice renovation that they’ve done at Windsor RSL. They’ve given a $75 food and beverage voucher so we really appreciate their support there. We’ve got a really special prize, too with a ride in a Super Class ski boat, which is from Ontrak Engineering. This boat actually goes … as I’m probably not saying the right [00:04:30] thing, but the boat, I’m going to call it a boat, um, it goes over a 100 miles per hour and, um, you do a hot lap from Windsor to Sackville and back so that would be rather exciting so, uh …

And we’ve got one final prize, which is, um, an auction item. That’s two tickets to the V8 Supercars. Now, I don’t know whether you like Supercars or not. I believe that they’re really fast and furious and lots of fun on the day. That’s on the 27th and 28th of [00:05:00] August and that’s at Eastern Creek. And not only do you get the two tickets, you actually get a private p- tour and not only that, we’re going to through in the steak knives as well, no not quite. We’re going to throw in an introduction to Tim Slade who’s one of the drivers of the Freightliner V8 Supercar. So we’re going to give you a pit tour of the V8- the Freightliner V8 Supercar garage, which is a really special thing and we really … big shout out to Matt Robinson. Really appreciate your help on that one to make that [00:05:30] prize happen.

So these are some of the auction items. If you can’t be there on Saturday to bid, the auction starts at 12:00, if you wanted to bid online beforehand just go to the website Ebenezer … the Ebenezer … I should know this shouldn’t I? I’ve been looking it up all day. Ebenezerartshow.com.au and there’s a bid online. So go onto that website, have a look at the prizes that they’ve go there. They’ve done a wonderful [00:06:00] job on getting everything together for you. There’s going to be lots of local artists, arts and crafts, stalls for the day, cake stalls, I got some great cakes last year. White elephant stall, there’s going to be a Pluck a Duck to win lots of prizes. Plants and preserves, guess the pig weight, local fire brigade, jumping castle, the list keeps going. Lucky dip, face painting, pet zoo, kids’ activities, sausage sizzshle- sizzle can’t even say it but they taste pretty good, nachos, [00:06:30] cakes and coffee, fairy floss, and slushies.

So for those who are looking for something to do on the weekend, Friday night’s the opening of the art show. Then Saturday’s the big day with the kids and family from 10:00 till 3:00. Episode #34 The Drive Home to the Hawkesbury with Rachael Goldsworthy – How to identify growth suburbs and win with Property

Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. Today is State of Origin. I’m wearing the right colour I believe, but I’m walking around in Queensland with the wrong colour. But [00:00:30] I don’t mind because I’m proud of my heritage from New South Wales.

Anyway, I just wanted to check in with you with the State of Origin because it’s all about backing the right team, isn’t it? And it’s the same thing with houses. When you’re looking for the right house you want to make sure you back the right suburb. So I’ve put together a couple of ideas for you as I was driving around some of the newer subdivisions in the Queensland area, around Jimboomba, and a few other suburbs close by … Flagstone. There’s a few new [00:01:00] housing developments that are coming up, but interestingly all of those developments are built around infrastructure. So, what you’re looking at when you’re backing a suburb, or wanting to buy the right suburb, is a number of things, and it’s not limited to these things. But, equally, what is important is amenities because when you’re looking at resale people want to know that there’s particular shops or there’s particular rail lines, or there’s particular schools for the kids. Additionally there’s other things [00:01:30] that would come into play such as motorways. It’s important for people to access their workplaces or get around fairly easily with the transport or the local bus way system.

 

Uh, people also look for parks and play areas for the kids, whether there’s skate parks or whether there’s BMX tracks, or whether there’s local trails in the bush that kids can walk, or, say for example the bike tracks that are along Windsor Road leading into Windsor and run all [00:02:00] the way through to Rouse Hill. So that’s quite a popular one within the Hawkesbury area. Uh, we also have the pleasure of living near the Hawkesbury River. So that comes with it so many water activities that we can enjoy there. So, think of all of those things when you’re looking at backing the right suburb and that will put you in good stead.

Episode #30 The Drive Home to the Hawkesbury with Rachael Goldsworthy – The best suburbs to invest in Property

Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. A question I get asked quite a lot from purchasers and landlords as to which is the best suburb to buy an investment property in? What I’ve done for everybody is put together a list of suburb profiles. There’s about 20 or 30 online for you at my website Rachaelgoldsworthy.com.au under suburb profiles. That will just help you navigate through the questions that you may have in regards to a particular suburb that you’re researching. Once you work out which suburbs you’ve identified that you quite like, whether it’s with schools or whether it’s with shopping centres or whether you just like the way in which it’s got the heritage style houses. What ever it might be that attracts you to those particular suburbs, short list that suburb and put that on the list with the others.

I’d probably do a list of three suburbs that you’re interested in. Then have a look online as to what houses are available and also speak to your agent in regards to what houses are available because they’re more than happy to help you with that process and talk you through as to what questions that you have in regards to buying a house or leasing a house or anything in regards to suburbs. Episode #26 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Gas Hot Water

Good morning, good afternoon, or good evening, depending on when you’re watching this video. It’s Rachael Goldsworthy on the drive home to Hawkesbury, and just checking in with you. A question that we had in regards to a tenant who just moved into a property, which I thought I’d share. It’s a fairly simple question, however sometimes it’s the simple things that are the hardest to work out.

This tenant moved into the property and they went to use the gas appliances and there was no gas. They thought that they may have run out of gas, so they ordered more gas, and what it turned out to be: the hot water services wasn’t working because the gas pilot light had gone out on there. Always check the gas pilot light before worrying as to whether you’ve run out of gas or those sorts of things. It can be a fairly simple fix, as they say, but one of those things that can be sorted out very quickly.

Episode #18 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Getting ready for an Open Home

Hi, my name’s Rachael Goldsworthy and I’m just heading off to an open inspection at Bligh Park. That one is going to be for a 15 minute period and as an owner getting your house prepared for an open inspection is really important. If you don’t get the presentation right it’s not going to be attractive for that buyer to be able to pay that … you know, fall in love with it in the first place and then pay that higher price for you that you’re after.

A couple of things that I would probably do, three things in particular, all of the basics like mowing the lawns, cleaning the house up, getting everything in preparation for that open. That’s all fine, that’s all normal. The other two things that I would probably do and say to you is one, I would have appropriate music playing in the background. That might be as simple as Vivaldi Four Seasons or it might be a nice, soft music. Something that doesn’t really have a beat or that anybody can really recognise, but it’s just a really nice … It puts people in a nice mood when they go through your home.

The other thing that I would probably say to you, it’s always good to have some sort of infuser or, I guess, an essence of some sort. Whether that’s a candle burner that has a particular fragrance or an infuser that has a particular fragrance, making sure that you’re trying to remain neutral. You don’t want to have something that’s going to be overpowering and all they’re thinking of is “Oh my goodness. Can you smell that? I can’t get over that.” Somebody may have allergies to those sorts of things so I would stay away from the really strong ones, but just have something such as a vanilla or something really neutral that’ll just take any of the last night’s dinners aromas away from the scenario.

Alternatively I would look at some sort of burner, whether it’s an essence burner, they’re always handy to have and something as simple as eucalyptus in the water. That gives a really nice, fresh flavour to the air or alternatively tea tree oil is another one. Everybody can get that from Coles or Woolworth’s. You don’t need to use the expensive brands. The other thing that I would say with that fragrance is possibly stay away from the incense burners. The incense burners, as much as they’re really nice and some people like them, not everybody will. Given that it provides a lot of smoke with those incense sometimes as a nonsmoker somebody will walk in and be … It’s a little bit offensive sometimes for those people when they’re walking through. Also, again, if they’ve got allergies or their child suffers asthma they won’t want to be going in the property. So just a couple of things there.

Make sure that the curb appeal is right, the presentation is right. Make sure that you’ve got lovely music playing and thirdly, just make sure that you’ve got the right aromas in the house and you’re sure to have a great open home. I wish you well with that.
