Good morning, good afternoon or good evening, depending on when you’re watching this video. I’m Rachael Goldsworthy and welcome to episode 40 of The Drive Home to Hawkesbury. Today I wanted to talk to you about the property that we’ve got for lease on 6 Stephen Street.

Unfortunately a lot of people weren’t able to make it on the weekend, so I took the liberty [00:00:30] of taking a short video which I’ve attached for you to have a look through and if you’ve got any questions in regards to that property please don’t hesitate to give me a call.

Also remember, when you are looking at leasing a property, it’s always best to have the application ready to hand to the agent because that will go in good stead for you, and put as much information as you possibly can to make the reference processing, um, and application processing easier for the agent.

Good morning, good afternoon, or good evening depending on what time you’re watching this video. Rachael Goldsworthy just checking in with you from the Hawkesbury, and wanted to say in regards to all of the rain that we’ve had lately, it’s a really good time to have a look at houses when it has been raining. Reason being, you can see whether it’s water tight, what the drainage is like, what the fall on the property’s like that may not necessarily be apparent if it is a dry day out there. Hi. My name’s Rachael Goldsworthy and I’ve just left a listing bright and early on Sunday morning, in at the lovely McGraths Hill. It was a two-story home, which is typically what they have in McGraths Hill. A lot of the homes are two set because of the flood levels. A lot of the homes had to be built that little bit higher for that reason. Typically they’ll put the rumpus room downstairs or teenager’s retreat. It’s a really good utilisation of space rather than having a wasted void there. Sometimes they’ll have the garage downstairs as well, but they’re really nice homes. There’s lots of parks. There’s Colbee Park. They play baseball, soccer, BMX, those sorts of things. There’s also some really good preschools in the area together with good facilities.

There’s the local shops that have lots of different things available to the locals. You’re within walking distance to the train if you wanted to catch the train at Mulgrave, and you’re also within walking distance to transport and those sorts of things. Anyway McGraths Hill’s at the top of my list for one of the best suburbs to buy in the Hawkesbury. If you’ve got any questions in regards to that, don’t hesitate to call me. Episode #18 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Getting ready for an Open Home

Hi, my name’s Rachael Goldsworthy and I’m just heading off to an open inspection at Bligh Park. That one is going to be for a 15 minute period and as an owner getting your house prepared for an open inspection is really important. If you don’t get the presentation right it’s not going to be attractive for that buyer to be able to pay that … you know, fall in love with it in the first place and then pay that higher price for you that you’re after.

A couple of things that I would probably do, three things in particular, all of the basics like mowing the lawns, cleaning the house up, getting everything in preparation for that open. That’s all fine, that’s all normal. The other two things that I would probably do and say to you is one, I would have appropriate music playing in the background. That might be as simple as Vivaldi Four Seasons or it might be a nice, soft music. Something that doesn’t really have a beat or that anybody can really recognise, but it’s just a really nice … It puts people in a nice mood when they go through your home.

The other thing that I would probably say to you, it’s always good to have some sort of infuser or, I guess, an essence of some sort. Whether that’s a candle burner that has a particular fragrance or an infuser that has a particular fragrance, making sure that you’re trying to remain neutral. You don’t want to have something that’s going to be overpowering and all they’re thinking of is “Oh my goodness. Can you smell that? I can’t get over that.” Somebody may have allergies to those sorts of things so I would stay away from the really strong ones, but just have something such as a vanilla or something really neutral that’ll just take any of the last night’s dinners aromas away from the scenario.

Alternatively I would look at some sort of burner, whether it’s an essence burner, they’re always handy to have and something as simple as eucalyptus in the water. That gives a really nice, fresh flavour to the air or alternatively tea tree oil is another one. Everybody can get that from Coles or Woolworth’s. You don’t need to use the expensive brands. The other thing that I would say with that fragrance is possibly stay away from the incense burners. The incense burners, as much as they’re really nice and some people like them, not everybody will. Given that it provides a lot of smoke with those incense sometimes as a nonsmoker somebody will walk in and be … It’s a little bit offensive sometimes for those people when they’re walking through. Also, again, if they’ve got allergies or their child suffers asthma they won’t want to be going in the property. So just a couple of things there.

Make sure that the curb appeal is right, the presentation is right. Make sure that you’ve got lovely music playing and thirdly, just make sure that you’ve got the right aromas in the house and you’re sure to have a great open home. I wish you well with that. Hi, my name’s Rachael Goldsworthy, and today I want to talk to you about open inspections for rental properties.

When you’re attending that as a potential tenant, what’s always best to do is make sure that you have all of your information ready to go. I’ve just come from one in McGraths Hill, we had about 25, to 30 people through the open home, so lots of interest, especially at the moment. It’s a fairly hot market with the rental markets, so it’s always advised that you get in and get your information in as soon as possible to give yourself the best chance.

The second thing I would recommend that you do with that is also have the documentation to back it up. If you don’t have the documentation ready to go, you like the home, the chances are somebody else will have that documentation ready to go, and it makes it very difficult for you to attain that property that you want to attain unless you have everything there, as I say.

Number one: turn up to the inspection, number two: make sure you’ve got your 100 point check ready to go, and number three: fill in your application as soon as you possibly can, so that you can get the best possible chance to attain that rental property that you’re after.

Episode #16 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about what to look for at an Open Home

Hi, my names Rachael Goldsworthy. We’re just heading off to an open inspection at Riverstone this morning. It’s a new listing. We’ve had about 45 inquiries during the week and we’re expecting 19 people this morning. It’s going to be good open inspection.

What I’ll probably recommend for buyers when they’re looking at getting into a home or going to an open inspection, might sound a bit dorky but take a clipboard. You can write down a list of things that you’re looking in for in a home. Maybe the top ten things. You’re probably not going to get all of them in any home, so you’ll probably get eight to ten things out of a home but the other two things you can always add to later on once you’re in there. Things like land size might be important to you, whether it’s brick veneer, double brick or weather board. Whether you have terracotta roof tiles, whether you have an iron roof. It’s all dependent on what you want to do.

Just make sure that you’re clear of what you want to achieve from the open home, and make sure you have a look at everything you possibly can at the home because it always just gives you a better snapshot. When you walk away you’ve got some notes, and you can go back to them because you might be looking at say, three homes, in one particular day. There’s no way that you can remember all of those things at any one time. That would be my advice to you.
