Episode #21 The Drive Home to the Hawkesbury with Rachael Goldsworthy – What to expect at settlement

Hi, I’m Rachael Goldsworthy, and I’ve just come from dropping off the set of keys and a nice little settlement gift to a purchaser that bought a house from me in South Windsor. Lovely couple, and they had a bit of a hiccup with their settlement. They weren’t going to be settling on time, and sometimes that does happen with settlements prior to, so you’ve got a standard 42 day settlement or six week settlement, and sometimes the banks or whoever it may be might not be ready to settle from the purchaser’s side or the vendor’s side. Expect little delays, but sometimes, or generally speaking they can be ironed out. It’s not such a problem in the end.

These particular people looked like that they were going to have to wait an additional three or four days for the settlement, but we were able to pull that together on time. The discharge of mortgage hadn’t been signed by one of the parties, but that was all done and set off to the bank in a quick manner. They were able to settle on time.

Just a nice part of my job, I suppose dropping off keys and settlement gifts to people that are really happy with their purchase. And equally vendors that have sold with me that are happy moving onto their next property. If you’ve got any questions in regards to your settlement or purchase, I’d be more than happy to help you. Episode #20 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Renovating for return on your investment

Hi. My name is Rachael Goldsworthy, and I’ve just come from a house in South Windsor. The owner has just settled in the last couple of days, and they’ve purchased a home from another agent who had a mortgage in possession sale. They have managed to secure the property a little bit more affordably than normally, so they got a bit of a discount on the sale price. Want to do it up quickly and then turn the property over. Often i find my clients ring me up and ask me what they could do to improve the value of the property, and turn it over quickly so that they can get a good return on it.

It’s really important when you’re doing these sorts of promotions, and also sorts of renovations that you do the right renovations because if you spend a lot of money with the principal and of putting things there that you would ordinarily like if you lived in the house, I can tell you right now you’re not going to make any money on the property. The reason being is we get involved with the process. We get emotionally attached to the process, which is okay, but equally is a lot of money involved when we like things that we like, and we put them in the homes and then they just cost us a lot more money.

I guess my advice to you is when you’re renovating a home for profit, make sure that you don’t spend it as though you were going to live in it. For example, in the kitchen instead of a particular style of appliances, stainless steel appliances, just go for the low end or the middle range as opposed to the top end. You wouldn’t be going for the De’Longhi. You would be going for something like Whirlpool or Westinghouse. Still good brands. Still recognised by the buyers as good brands, but it won’t cost you as much, and you’ll be able to get a higher profit on the sale process.

That’s I guess in essence what I’ve been looking at. Make sure that when you are renovating for profit that you look at the costs. Also, do a layout of the costs, what you’re looking at promoting, what you’re looking at renovating, and then do that list. Then from that list, work out what the costs are and find out what’s a priority and what’s really just a wish list, so that you make sure you do the priority items prior to doing the wish list and that way you won’t run out of money prior to putting the house on the market. And you’ll make a nice little profit for yourself. All right, well I’m Rachael Goldsworthy, and I look forward to catching up with you on the next video.

Episode #24 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Decluttering a rental property to sell

Hi. My name’s Rachael Goldsworthy and I was just talking to one of my clients in regards to a property that they have, which is tenanted. This property is in Windsor and they were looking at putting it on the market. The tenant they currently have is a wonderful tenant, however they’ve got a lot of furniture, and it’s just not going to work from the perspective of utilising the space for the home. My suggestion to that vendor was to look at offering the tenant a little bit less in rent, charging them less in rent to declutter and possibly put some things away in storage for them. That just allows the space in the house to work. Otherwise, if you’ve got too much gear, too many things all over the shop, it’s just not a good look for a house, especially when you know it can look so much more larger than what it is.

That would be my advice to the client. Just offer the tenant less rent or offer the tenant services of an agent to go in there and help them set up their home in a particular way. That tenant may say, “No. I don’t want to do that, not interested.” That’s absolutely fine. It just means that you may not necessarily want to put the house on at that particular time. The tenant might also say, “That’s fantastic. I’ve been waiting, I just haven’t known when to start. There’s so much gear there and I’m really not sure what to do.” Could be a blessing in disguise for all parties.

Episode #12 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about Property Valuations

Hi, my name is Rachael Goldsworthy, and I’ve just come from a inspection at a home that had a valuation done on it. With evaluations they’re always done after contracts are exchanged, and it’s just to ensure that the bank’s lending the money against the right value, and they want to ensure that their not lending over and above what the home could potentially be worth. The situation is if the home is sold often a home is very close to market value or over and above market value, or what they perceive to be market value. In that instance, if the valuation doesn’t come up trumps, that means that obviously the agent’s done a really good job, and you’ve got more than what they perceive the market value to be of the home.

Equal it means that money needs to come from somewhere to ensure that it gets sold. For example, if the home is sold for 500,000 and the valuer thought that the home was only worth 490,000 it means that that difference of $10,000 needs to be met by somebody. Either the buyer comes up to that 500,000 by putting $10,000 into it, or the vendor if the buyer is unable to, is then asked the question whether they are willing to sell the home at 490 as opposed to 500, the agreed sale price.

It just depends on an individual circumstance, so it’s a case by case basis. It’s just a matter of working out each time that you sell your home as to how things pan out. Usually, nine times out of 10 you’re fine, or maybe eight times out of 10 you’re fine, but sometimes you’ll find that the home is not valued as high as what it might have been sold for. Sometimes it’s a process of negotiation, but it’s all good. If it’s managed in the correct way, it’s an easy process to follow.
