Pros and cons of selling your home in Autumn

We are often asked when is the best time to sell your home in the Hawkesbury?  Spring is traditionally seen as the peak period for the property market, however, Autumn is a great time for sellers. Why? What are the Pros and Cons of selling your home in Autumn?  To begin with, as we move into the milder months of April and May the hottest days of summer have ended. Potential buyers are likely to be more inclined to attend open houses if the weather’s cool and fresh.

Many buyers may have made New Year’s resolutions to purchase a home during the year. If you can show off your property during the first few months of the year, you’ll target these and more buyers. Despite what we’re led to believe about spring sales, there are many potential buyers out looking for the perfect property to suit their needs right now.

Lots of people also take extended holidays from their busy schedules during Christmas and early January. This gives them more time to research the market and feel confident about their buying decisions. They become buyers who are more prepared and ready to go.

Notes for a successful Autumn Sale

Once you’ve made the decision that an autumn sale is right for you, you’ll want to keep the following factors in mind.

In April, you’ll have to compete with Anzac Day and the school holidays. These could be distractions for potential buyers, who may have planned to go away. By May, days are already getting shorter and the weather will be cooling down. This is particularly true in the southern states.

Pay attention to daylight savings if you live in a part of the country that’s affected by it. This changes over on the first Sunday of April and could lead to some confusion regarding the time of your open inspection.

8 tips for attracting the Autumn home buyer

Make sure the garden looks spectacular
Your garden must look at its best. Include planting flowers that will bloom in autumn to contrast with the changing colours of shrubs and trees. Buy mature plants rather than seedlings if necessary. How many times do you see a property that sold because the buyer fell in love with the garden?

Clean up the yard

Rake dead leaves and debris in your lawn to give a clean and tidy appearance. Don’t let overgrown vegetation block the windows or path to the entrance. Pruning bushes and tree limbs will let the sun inside and showcase the exterior of your home. Cut away summer vines and cut down dead flowers. Also, autumn-flowering plants give a cheery welcome like no other to prospective buyers. Plant in pots and place on the steps and along the sidewalk. Your nursery will advise you of the best plants to use in your local area.

Decorate your home with an Autumn theme
You don’t need to go crazy or spend a lot of money, but simply create a home that looks warm and inviting as the weather starts to cool. The days are starting to shorten, so make sure there is plenty of light in the house if you have an afternoon showing. An arrangement featuring autumn colours (pine cones, nuts, orange candles, leaves from the garden) with a hint of cinnamon stick fragrance is a good start.

Tone down your colours for Autumn
Sellers can get away with swathes of darker colours in summer, when sunlight illuminates the home. Not so during evening inspections when it’s no longer daylight savings time. Paint rooms in very neutral colours such as whites and beiges. Avoid the darker colours that are okay in the summer months when you’re not having to concentrate on brightening up a room.

Dress the Windows
Rain and wind from over the summer months can make your windows dusty and streaked by the time autumn comes. You might not notice smudges, but buyers will, if only on a subconscious level. To sell a home, your windows need to sparkle. Sometimes kids and pets smudge the window panes and weather can dirty the outside window ledges. So wash the windows inside and out every autumn. Remove screens and spray them down.

Bring in the light
When days get shorter, the sun sets lower in the horizon and casts wider shadows. Pull up the blinds, open the shutters, push back the drapes on every window. Turn on every light in the house, including appliance lights and closet lights if need be. Brighten darker rooms with few windows by placing spotlights on the floor behind furniture, and for goodness sakes, turn off the TV at inspection times.

Get a handyman/woman
Fix those little jobs you haven’t had time to do. Like the dodgy door handle, the mould in the bathroom. A loose door handle could be a deal-breaker for a buyer inspecting their sixth home in an afternoon. Often small details, like adding new kitchen doorknobs, resurfacing kitchen benches and even painting outdated splashback tiles can lift a home. Call the local trades from Rachael’s recommended list.

Clean out the fireplace
Ah, nothing smells like autumn than smoke from a wood-burning fireplace. However, be prepared. Chances are you haven’t used the fireplace – wood or gas – since last year. If the fireplace is filled with cobwebs because it hasn’t been used for months, vacuum it out and wash it down. You could arrange knickknacks in the fireplace in place of wood logs. Get a chimney sweep to service the heating beforehand. If you have a gas fireplace, light it before buyers come through. The same goes for a reverse-cycle air conditioner. Turn it on and make sure all is okay prior to showing potential buyers.

It’s true that people are more active before the doldrums of winter set in and therefore you may tap into a greater pool of buyers. It’s also important to realise that every real estate market is impacted by dozens of other factors, such as the state of the economy, mortgage interest rates and local supply and demand. But it’s also worth remembering that a well-presented property that is not over-priced will sell … so why not give Autumn a go?

World Environment Day (WED) is one of the United Nations’ most important days for encouraging worldwide awareness and action for the protection of our environment. Since it began in 1974, it has grown to become a global platform for public outreach that is widely celebrated in over 100 countries.

The theme for this year is:

CONNECTING PEOPLE WITH NATURE

Episode #18 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Getting ready for an Open Home

Hi, my name’s Rachael Goldsworthy and I’m just heading off to an open inspection at Bligh Park. That one is going to be for a 15 minute period and as an owner getting your house prepared for an open inspection is really important. If you don’t get the presentation right it’s not going to be attractive for that buyer to be able to pay that … you know, fall in love with it in the first place and then pay that higher price for you that you’re after.

A couple of things that I would probably do, three things in particular, all of the basics like mowing the lawns, cleaning the house up, getting everything in preparation for that open. That’s all fine, that’s all normal. The other two things that I would probably do and say to you is one, I would have appropriate music playing in the background. That might be as simple as Vivaldi Four Seasons or it might be a nice, soft music. Something that doesn’t really have a beat or that anybody can really recognise, but it’s just a really nice … It puts people in a nice mood when they go through your home.

The other thing that I would probably say to you, it’s always good to have some sort of infuser or, I guess, an essence of some sort. Whether that’s a candle burner that has a particular fragrance or an infuser that has a particular fragrance, making sure that you’re trying to remain neutral. You don’t want to have something that’s going to be overpowering and all they’re thinking of is “Oh my goodness. Can you smell that? I can’t get over that.” Somebody may have allergies to those sorts of things so I would stay away from the really strong ones, but just have something such as a vanilla or something really neutral that’ll just take any of the last night’s dinners aromas away from the scenario.

Alternatively I would look at some sort of burner, whether it’s an essence burner, they’re always handy to have and something as simple as eucalyptus in the water. That gives a really nice, fresh flavour to the air or alternatively tea tree oil is another one. Everybody can get that from Coles or Woolworth’s. You don’t need to use the expensive brands. The other thing that I would say with that fragrance is possibly stay away from the incense burners. The incense burners, as much as they’re really nice and some people like them, not everybody will. Given that it provides a lot of smoke with those incense sometimes as a nonsmoker somebody will walk in and be … It’s a little bit offensive sometimes for those people when they’re walking through. Also, again, if they’ve got allergies or their child suffers asthma they won’t want to be going in the property. So just a couple of things there.

Make sure that the curb appeal is right, the presentation is right. Make sure that you’ve got lovely music playing and thirdly, just make sure that you’ve got the right aromas in the house and you’re sure to have a great open home. I wish you well with that. Episode #16 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about what to look for at an Open Home

Hi, my names Rachael Goldsworthy. We’re just heading off to an open inspection at Riverstone this morning. It’s a new listing. We’ve had about 45 inquiries during the week and we’re expecting 19 people this morning. It’s going to be good open inspection.

What I’ll probably recommend for buyers when they’re looking at getting into a home or going to an open inspection, might sound a bit dorky but take a clipboard. You can write down a list of things that you’re looking in for in a home. Maybe the top ten things. You’re probably not going to get all of them in any home, so you’ll probably get eight to ten things out of a home but the other two things you can always add to later on once you’re in there. Things like land size might be important to you, whether it’s brick veneer, double brick or weather board. Whether you have terracotta roof tiles, whether you have an iron roof. It’s all dependent on what you want to do.

Just make sure that you’re clear of what you want to achieve from the open home, and make sure you have a look at everything you possibly can at the home because it always just gives you a better snapshot. When you walk away you’ve got some notes, and you can go back to them because you might be looking at say, three homes, in one particular day. There’s no way that you can remember all of those things at any one time. That would be my advice to you.

Episode #15 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Rachael talks about the Final Inspection before settling on a property

Hi. My name’s Rachael Goldsworthy. I’ve just come from a final inspection that we have had for a particular purchaser. What you’ve got to do when you are purchasing a home on the day of settlement or day before settlement, just have a quick walk through the home that you did put the deposit down on, and looking at settling just to make sure that the inclusions and exclusions are there. Check for example, that air conditioners have their remotes, that the locked up spaces like garages that you may not be able to see into have been cleared out. That no pots or bricks or things that aren’t meant to be in the home are not there.

Things like lawn mowing is not actually on the title, a defective title so you possibly can’t hold settlement up because of that. Ultimately, all of those inclusions and exclusions are really important and possibly to look at them on the front end of the contract rather than the back end at the final inspection, because you’ve got a much better chance of things finalising completely the way you want it to, if you have it in that contract for sale. Always mark it off as an exclusion or an inclusion, whatever it is that you need and then with final settlement, just make sure that everything is there as per the contract for sale. Then you’ll have a smooth sailing for a great settlement. All right then. I’m Rachael Goldsworthy and I look forward to talking to you on the next video.
