Episode #35 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Maintaining Air Conditioners

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. I’m Rachael Goldsworthy, checking in with you on the drive home to Hawkesbury. And today I’ve hopped out of my car and into somebody’s lounge room, just to show you in regards to air conditioners. Now air conditioners are a great invention, because they keep us cool in summer and nice and toasty warm in winter, but when they’re not working, (sigh), it makes us a little bit frustrated with the process, so we want to get that maintained well [00:00:30] so that we don’t have or we have minimal breakdowns on that machine.

One of the things that’s quite common if the air conditioner’s not heating or cooling to temperature, sometimes it can be as simple as cleaning the air filter. And what I’ve done is I’ve lifted the top section of the air conditioner, the front section of it with the two clips on either side, and then you’ll notice that that has actually exposed the three filters that are within the air conditioner.

It’s a really simple thing to do if you’re experiencing the air conditioner either not heating [00:01:00] or cooling correctly. Sometimes it’s as simple as taking that filter out, washing it under some warm water, and then putting it back in, and you’ll find that that temperature comes on correctly. Other things that may be wrong with it is the gas that is not to the height that it should be within the unit, so that needs a mechanic to actually assess that.

Um, another thing that can happen is you can sometimes get a water leak from that when the overflow is blocked, and that will come back through the unit, rather than exiting [00:01:30] through the usual channels that it does outside through the overflow. Anyway, that’s a couple of things that may help you with your air conditioners. Always best to stay on top of the maintenance. It’s like driving a car. If you don’t get it serviced regularly, it’s not going to look after you or drive you to where you wanted to be. Same thing with the air conditioner. If you don’t look after it regularly, it’s not going to keep you hot in winter and cool in summer.

Episode #34 The Drive Home to the Hawkesbury with Rachael Goldsworthy – How to identify growth suburbs and win with Property

Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. Today is State of Origin. I’m wearing the right colour I believe, but I’m walking around in Queensland with the wrong colour. But [00:00:30] I don’t mind because I’m proud of my heritage from New South Wales.

Anyway, I just wanted to check in with you with the State of Origin because it’s all about backing the right team, isn’t it? And it’s the same thing with houses. When you’re looking for the right house you want to make sure you back the right suburb. So I’ve put together a couple of ideas for you as I was driving around some of the newer subdivisions in the Queensland area, around Jimboomba, and a few other suburbs close by … Flagstone. There’s a few new [00:01:00] housing developments that are coming up, but interestingly all of those developments are built around infrastructure. So, what you’re looking at when you’re backing a suburb, or wanting to buy the right suburb, is a number of things, and it’s not limited to these things. But, equally, what is important is amenities because when you’re looking at resale people want to know that there’s particular shops or there’s particular rail lines, or there’s particular schools for the kids. Additionally there’s other things [00:01:30] that would come into play such as motorways. It’s important for people to access their workplaces or get around fairly easily with the transport or the local bus way system.

 

Uh, people also look for parks and play areas for the kids, whether there’s skate parks or whether there’s BMX tracks, or whether there’s local trails in the bush that kids can walk, or, say for example the bike tracks that are along Windsor Road leading into Windsor and run all [00:02:00] the way through to Rouse Hill. So that’s quite a popular one within the Hawkesbury area. Uh, we also have the pleasure of living near the Hawkesbury River. So that comes with it so many water activities that we can enjoy there. So, think of all of those things when you’re looking at backing the right suburb and that will put you in good stead.

Episode #33 The Drive Home to the Hawkesbury with Rachael Goldsworthy – June Housing Report comments from Dr A Wilson

Good morning, good afternoon, or good evening, depending on what time you’re watching this video. My name is Rachael Goldsworthy, and I’m just checking in with you on the drive home to Hawkesbury, in a different location from Queensland today. Last week I was lucky enough to catch up with Dr. Andrew Wilson from the Domain Property Group. He was kind enough to share his thoughts on the June quarter, and I thought that they’re really interesting, and I thought I’d share them with you. The Sydney median house price is edging closer to that million dollars, so that’s quite exciting for us. It’s at 995,804. Units, interestingly enough are a little bit shy of that number at 656,166.

The overall of the snapshot is that we are experiencing a lower number investors in the marketplace. Equally, we’ve got historically, the lowest interest rates that we’ve ever experienced. It’s really interesting, yet again, that the investors make up 44.3% of the marketplace, and that Parramatta is experiencing a higher vacancy rate than most. The vacancy rate across Sydney is 1.8 for houses, and it’s actually 2.2 for units. Sydney yield cycles, for Sydney are 4.1, and equally houses is 3.3. The outlook for the remainder of this year is good news for the property market with the lower interest rates predicted, and equally a 2% growth forecast.

I’m going to leave you with some local images from the Scenic Rim with the hot air balloons rising in the background, which landed in one of the local vineyards and had some breakfast there. Equally you can do that in the Hawkesbury. It’s a great thing to do. Cloud Nine run the hot air ballooning in the Hawkesbury. Good morning, good afternoon, or good evening, depending on when you’re watching this video. I’m Rachael Goldsworthy on the drive home to Hawkesbury and today I wanted to talk to you about routine inspections. Now, routine inspections are done on a quarterly basis for my company. And we like to do that to ensure that the property is maintained, not only for the tenant, but equally for the landlord, so it’s fair for all parties.

You are entitled to do four inspections per year. Some agents will do longer inspections, like every six months or once a year. But we just find that every quarter, it just keeps everybody on the same page and it gives you a good result in the end for all parties.
