Good morning, good afternoon, or good evening depending on when you’re watching this video. I’m Rachael Goldsworthy and I’m checking in with you on the drive home to Hawkesbury. A question I get asked quite a lot from purchasers and landlords as to which is the best suburb to buy an investment property in? What I’ve done for everybody is put together a list of suburb profiles. There’s about 20 or 30 online for you at my website Rachaelgoldsworthy.com.au under suburb profiles. That will just help you navigate through the questions that you may have in regards to a particular suburb that you’re researching. Once you work out which suburbs you’ve identified that you quite like, whether it’s with schools or whether it’s with shopping centres or whether you just like the way in which it’s got the heritage style houses. What ever it might be that attracts you to those particular suburbs, short list that suburb and put that on the list with the others.

I’d probably do a list of three suburbs that you’re interested in. Then have a look online as to what houses are available and also speak to your agent in regards to what houses are available because they’re more than happy to help you with that process and talk you through as to what questions that you have in regards to buying a house or leasing a house or anything in regards to suburbs. Rachael Goldsworthy just checking in with you from the Hawkesbury, and wanted to say in regards to all of the rain that we’ve had lately, it’s a really good time to have a look at houses when it has been raining. Reason being, you can see whether it’s water tight, what the drainage is like, what the fall on the property’s like that may not necessarily be apparent if it is a dry day out there. Episode #19 The Drive Home to the Hawkesbury with Rachael Goldsworthy – Things to think about before listing your home for sale

Hi, my name is Rachael Goldsworthy, and we’re just heading off to a house in South Windsor. That particular house we’ve been asked to have a look at because the owner is unsure as to what to do prior to putting it on the market. There’s a couple of things that they want us to have a look through. Whether it needs the painting and the gardens and those sorts of things, but also things such as garden ornaments or garages, whether they should be there or not. Sometimes garages are attached to a house. Sometimes they are separated, so they can add value depending on the make and materials that have been used. However, sometimes they can also be an eyesore.

That’s something that an agent can do, come out to the house prior to you putting the house on the market to make it a little bit easier for you, and give you a list of one to 10 of items for you to do, prioritise and put a timeline on it, and also come back and check. The other thing that’s really important with that process is things that buyers are looking for in that marketplace at that particular time that you’re selling, things such as built in wardrobes. Whether the, if you’re looking at replacing the roof because it’s dilapidated whether a tile or iron roof is more preferred by the buyer.
