Happy Friday the 13th, make it your lucky day!

13 April, 2012 · Posted by Rachael Goldsworthy

Property represents a very secure, long-term form of wealth creation. A well managed investment can offer many advantages, including income and capital growth.

Many investors may also be able to use their investment to reduce tax payable on their assessable income. Property is also a good option as part of an investment portfolio, particularly with people who do not need immediate access to their money and wish to protect themselves against inflation over the long term.

It is important, however, to be aware of the responsibilities of managing your property investment and assuring proper care and responsibility. As considerable money is at stake, you need to take the time to get good advice before you act – and remember, consideration of any investment presents wide and varied alternatives and there are always plenty of experts ready to pass on their opinion. It is wise, therefore, to always seek appropriate advice from a qualified financial advisor, accountant and real estate agent.

Friday the 13th has been known to be unlucky for some however not for those landlords who take out landlord insurance. For less than one week rent you would be able to insure your home against the worst case scenario.

Stevie Wonder says “you believe in things that you don’t understand and you suffer”… Take Stevie’s advice, if you don’t understand, seek advice from those professionals in the know and ensure you have good luck by choice.

I would love to hear your stories of luck, post a comment.

Rachael sells Windsor Bridge for $5.9 Million

1 April, 2012 · Posted by Rachael Goldsworthy

Rachael Goldsworthy has successfully sold Windsor Bridge to an until now undisclosed buyer for AUD $5.9 million.

Donald Trump’s most Senior Advisor recently inspected Windsor Bridge, many believe looking to add to the Trump portfolio of his bridge real estate.

“The benefits for residents of Windsor and surrounding suburbs are outstanding,” said Donald Trump via phone this morning.

Others believe Paris Hilton may have been the real purchaser. She recently landed in Australia and was spotted near Windsor Bridge before heading to Windsor Seafoods to indulge in Fish & Chips.

I’m sure all local people will be delighted by our potential new residents!

Enjoy your first day of April!

Rachael 😉

McGraths Hill – Area Profile

21 March, 2012 · Posted by Rachael Goldsworthy

Local Real Estate Agent, Rachael Goldsworthy, says, “McGraths Hill is a middle class, family area. It’s popular for a lot of reasons. There are public and private schools and very large sporting grounds of Colbee Park. It’s close to the water, so there are plenty of recreational activities, a cycle way and boat ramps. It also has Bunnings, Aldi, a Home Centre and a number of quality specialty stores and restaurants.“

McGraths Hill is on the Hillsbus routes to Westfield at Rouse Hill and Windsor and close to the M2 motorway.

“We recently sold a four bedroom home in Books Crescent for $460,000. It is a good area for owner-occupiers as well as investors given that there is so much nearby and it’s within a reasonable commute proximity to the city, Parramatta and Norwest.”

“McGraths Hill is popular. We currently have homes listed in Kallawatta Crescent and Books Crescent. The last property we sold in Books Crescent went for $460,000, so there is great potential in this area for investors as well as families.”

“Median house price in 2011 was $450,000. This has increased from $290,000  over the last ten years (2002 median price).

“Last month a 22.5% increase in capital growth was reported by real estate analysts, RP Data, which was more than double that of the Hawkesbury,” said Ms Goldsworthy.

Key Facts

• McGraths Hill is 44 kms North West of Sydney CBD and is part of the Hawkesbury Shire. It is bordered by Vineyard and Windsor. It covers approximately 3 square kilometres.

• It was settled in the early 1800s. It was used primarily for farming and grazing.

• The population doubled between 1981 and 1991, but has remained stable over the last few years.

• Current population is 2,477 (according to ABS 2006 census).

• There are 855 dwellings. 75% owner occupied.

• Average number of persons per dwelling is 2.91
