Good morning, good afternoon or good evening depending on what time you’re watching this video. I’m Rachael Goldsworthy and I’m lucky enough to be joined by Keith Taylor. How are you today? Fantastic. Terrific. No, that’s really good. Be Better. We’re on the drive home to Hawkesbury. What? We took a little drive into the Bush land and if he’s gorgeous property Marylu and a wildlife sanctuary, I would call it that much. Very much so, yeah. Being a wildlife sanctuary for 40 years. Wow. And we’ve just gone on it a little bit of a trick. I’ve seen everything from convict to post and rail, three posts around liar birds. I’ve seen. I’ll spray eagles. I’ve seen Kangaroos, the black wallaby’s. I’m a little bit shy this morning, but I’m just about everything else. Scratchings from wombats and Koalas and all sorts of things. So definitely a wildlife sanctuary. I feel very lucky to be on this journey with you this morning. It’s been terrific. Tell me a little bit about the area and the history of the block that you’ve got here and what you’ve done on the property.
Around. He was all loop river flats throughout the Hawkesbury was used to grow a pumpkin and Mo’s, uh, for the first first settlement Fort Jackson, they use the river. They came in and out using the tidal flow of the river six hours in, six hours out obviously. And um, the river flats and all through these properties and valleys here is lovely black Olivia’ll soil and a great farm farming area. And they could grow, they produce, load it, and just go out to a broken bike, turn right. And then down into the Inter port, Jackson and Pumpkin, of course. Great for bread making and so on and so on, and my eyes, one of the best disciples. So that’s the history of the area. So it’s, it’s, it’s quite fantastic. And then of course they, they wrote a ride from Sydney all the way to Windsor. Windsor was basically, I think there’s a house in mcquarry street. That’s what you sold recently. A convict built. 18, 26.
Tell me about that. There’s a few of them there. So it’s a beautiful heritage place. And um, there’s also some beautiful Bush land here in the different types of wood that we’ve got in the trees in and around. Tell me a little bit about. Well, we’re going to apple apple tree here.
This apple apple gum. You scrubbed Mahogany. Um, there’s also, um, she, there’s some large sheets and Turpentine a plus when you this two different types of, uh, mismarked or Mountain Nash is one that grows right down along the edge of the waterways. And that’s very, very close to the, uh, the Murray River Red Gum. And then there’s one that grows on the top of the and reduce all beautiful teambox absolutely beautiful. 10 Bucks, the Shag was used. The first convict you used the Sheeo for furniture. It’s a beautiful red, lovely team, but all the rest of it with the selling itself. But yeah.
Yeah. No, it’s terrific and you can probably see from behind. Is he what a magnificent view that we’ve been joined by this morning. It’s just lovely. We’ve got some beautiful Bush land as you can see. Right. We feel like we’re at the top of the world. Some of those days we could take maybe a day or two. So yeah, once again, it’s lovely to get out even amongst the bush and up with the birds this morning with Keith on his beautiful property. He’s been a client of ours for a number of years. Very good client and um, you know, how do you find the experience in real estate and those sorts of things.
I’ve been doing real estate for um, for many, many years and going back as far back as a very early seventies when a block of land, believe it or not, at Winston hills, good. And Dr Winston Hills or Caroline Chisholm drop was $2,900 in $3,200. So uh, and, and outside to Rachel. Yeah, back in the mid seventies and late seventies, a house along the terrorists in Windsor sold that was selling for about 20, 28,000, 20, 20, 29,000. And a nice house in Castle Hill in the mid seventies was 52,000.
So there’s the. Why didn’t we buy the street we’re asking now houses in Windsor, what millions million easy median house price in Sydney at the moment. Million entity at 17. So it’s an affordability issue for a lot of people. And we were talking about sometimes the lead up to the end of the financial year is always a little bit quieter for people because they’re worried about the next tick as to what they’re going to do while their account is telling them to wait till they might have a trust or super fund that they’re looking at changing over at that particular time of year. So it’s always good. But you’ve got quite a bit of property, Keith, that you’ve collected over the years and you’ve done quite well for yourself and the family and
property is the inefficient. Everybody needs. It wants to live with a roof over their head. I don’t know anyone wants to live in the freezer.
Uh, well I got a couple of clients that might debate that, but
that’s the deal with the growing population and uh, it, it’s just fantastic. And if you can’t buy in Sydney, uh, that’s got a bit out of your price or whatever. New South wiles, 100 kilometer radius of the Sydney cbd, you’ll find something and it’ll be beautiful and great investors.
Yeah, exactly. Exactly. No, it’s been really good. And how you found the services with the real estate, we’ve what we’ve done. Is there anything that you think people need to think about before they are looking at engaging an agent? What they do?
Well, personally I think you just want, you want honesty, you want it up front and, and you want to feel like part of part of the, the business as well. I mean, if you’ve got a couple of million bucks worth of properties, you want somebody to manage those 30 years. That is really, you know, understanding your investments and how important they are. And that’s what stuck with Rachael Goldsworthy. There’s no two ways about it. It’s been, it’s been fabulous and yeah, always when I ring up, I always feel like good friends at the end of the, you know, hey, you’re going Keith House things, et Cetera, et cetera. That’s great. Now gobbledy Goop, you know, straight down the line. And that’s, that’s the most important thing. It’s your, it’s your biggest investment. Let’s face it, you know, apart from what’s the next next is a car, I suppose these days, but house, that’s the biggest investment. And you want somebody to look up to you both in silos and, uh, in, in the purchase and just say it as it is right down the line. And that’s what I get from Rachel ultimate real estate. There’s no two ways about it.
Fabulous. Thanks for that case. And I really appreciate the opportunity to have those, you know, friendships with people and our clients because it is, it’s about a journey with our people, with what they’re doing with their, whether it’s one property or multimillions of dollars worth of property, it doesn’t matter to us at the end of the day, you’re all family, you’re all part of the Rgi plan and um, we’re happy to help. So, but I was just really pleased to bring you out and have a look at this beautiful property heirloom. It’s just amazing. I mean, I’m just gonna show you one more time before we finished up. We’re at the top of the look yet and looking out over hundreds of acres here and it’s just gorgeous. So I hope everybody’s having a great day to day. Good morning, afternoon, or good evening depending on what time you’re watching this video. I’m Rachael Goldsworthy and I’m on the drive home to Hawkesbury and today I just wanted to share with you a little story. I’m on my way or just to hit into an ingoing inspection. When tenants are looking at moving into a property, they look at getting all of the things right and, and as an agent we need to do an ingoing report for there. So with the ingoing reported includes what they call a condition report, which is about a six page document. And then we take around about 500 to a thousand photos per inspection. Now with that, that’s just a short check for both the tenant and for the landlord to ensure everybody’s on the same page when that person moves into the property. And then once they’ve moved into the property and they enjoy the tendency and look at moving out, when they vacate, we can refer back to that condition report and those ingoing photographs.
We also take a look made a reading on the way in so that we can calculate the usage of which is really important because we don’t want to get that wrong for people. So just thought I’d walk you through this House that we’re doing, um, and show you what we have. This one in particular is in mcgraths hill. Mcgraths hill’s a great areas that I, 126 homes and mainly owner occupied, but we also do have a number of tenanted properties like this one, I’m in this particular home. We actually have just a normal kitchen, bathroom, three bedrooms, nice combustion fireplace. And um, you know, as a Walkthrough, it’s really neat and tidy. House post World War is probably a big thing that they have in these sorts of homes plus wardrobes. They’ve got built in wardrobes in most of them, which is really important for a lot of tenants.
The tenants are looking for, you know, the built in wardrobes and I think it’s quite important to have that. Plus bathrooms are to take you through there as well. Um, yeah, we’ve got a fairly neat and tidy bathroom there, so which can see a great deal, but you’ve also got the shower separate toilet, which is really handy because you don’t want people fighting over toilets or um, you know, in somebody’s busting to go, it’s always good to have the access straight away. So, you know, instead of three, three point five by four meter bedrooms, I’m not massive, but certainly very average size for mcgraths hill. Now we’re going into the main bedroom and it’s the last of the three that we have built in wardrobes again. And I’m like, yeah, nice little outlook that they have on this property. I’m not too sure whether you’d be able to see this from the outside there.
Yeah. So really nice property that I’ve got to show here today and as I say, finishing off the ingoing inspection usually takes me around about an hour and a half, two hours to do the photographs and also do all of the, um, in going report. Then once you’ve done that, you, the day’s not over, you get back to the office, you complete that ingoing inspection and the data can be put straight into software programs that we have. Then on the day that the tenant comes in and signs a lease, they signed a duplicate copy. We keep a copy, the tenant keeps a copy and then we’re all on the same page. So if anybody’s got any questions in regards to ingoing tenants or outgoing tenants or tendency in general or somebody just wanted to have a question in regards to real estate, always happy to help.
